Toilet Repair
A toilet that runs, leaks, or flushes weakly wastes water and often signals a specific internal component failure. Most toilet repairs involve replacing one or more parts inside the tank or addressing the seal between the toilet and the drain flange.
Common toilet repairs include:
- Running toilet: Usually caused by a worn flapper, faulty fill valve, or improperly adjusted float. A running toilet can waste hundreds of gallons of water per month.
- Weak or incomplete flush: Mineral deposits clogging rim jets, a waterlogged flapper closing too soon, or low water level in the tank.
- Leaking at the base: A failed wax ring or closet bolt seal between the toilet and the floor flange. Water pooling around the base of the toilet after flushing indicates this seal has broken down.
- Phantom flushing: The toilet refills periodically without being flushed. This is typically a slow leak from the tank into the bowl caused by a deteriorated flapper.
- Loose toilet: Rocking or movement when you sit down. Caused by loose closet bolts, a deteriorated flange, or an uneven floor surface.
- Tank sweating: Condensation forming on the outside of the tank during humid months. Not a leak, but an indication that the cold water entering the tank is significantly cooler than the room air.

Clogged Toilet Service
A toilet that clogs occasionally is usually dealing with a partial blockage in the trap or the branch drain line that serves the toilet. A toilet that clogs repeatedly may point to a problem further down the line, in the vent stack, or with the toilet itself.
Causes of recurring toilet clogs include:
- Partial blockage in the branch drain line between the toilet and the main stack
- Root infiltration in an older drain line downstream of the toilet
- Blocked or undersized vent pipe restricting air flow needed for proper flushing
- Low-flow toilet design that lacks the flush power to clear the trapway consistently
- Non-flushable items (wipes, paper towels, feminine products) caught in the trap or drain

Toilet Replacement
When repair costs approach the price of a new toilet, or when the existing toilet is outdated and inefficient, replacement is the better investment. Rough-in measurement
The distance from the wall to the center of the drain opening. Standard is 12 inches, but older homes may have 10-inch or 14-inch rough-ins. The new toilet must match.
Bowl shape
Round bowls fit smaller bathrooms. Elongated bowls provide more comfort and are standard in most new construction.
Flush performance
Modern toilets use 1.28 to 1.6 gallons per flush. Pressure-assist and gravity-flush designs perform differently depending on your water pressure and drain configuration.
ADA height
Comfort-height toilets sit 17 to 19 inches from the floor, closer to standard chair height. Standard toilets sit around 15 inches.
