20+ Years
Serving KC Metro
Family, Women & Veteran Owned • Serving the Kansas City Metro Since 2003
Full Nelson serves Lansing homeowners with plumbing, heating and air conditioning work built on clear explanations and technical skill. Lansing is the second most populous city in Leavenworth County, with 11,239 residents across 12.30 square miles on the west bank of the Missouri River.
Two things about Lansing shape the work more than anywhere else we serve. The water your neighbour drinks may not be the same water you drink. And the city itself publishes a list of exactly which creeks flood which neighborhoods. Both are worth understanding before you spend money on equipment. Learn more about our company.
20+ Years
Lansing was platted in 1878, named for pioneer settler James Lansing, and incorporated as a city in 1959. Its growth came later than most of the metro: 1,264 residents in 1960, 5,307 by 1980, 9,199 by 2000, and 11,265 by 2010, where it has essentially levelled off.
The median Lansing home was built in 1986, and the single largest block of housing went up between 1980 and 1989. Around 11 percent predates 1940. That gives the city a middle-aged housing stock rather than an old or a new one, and it puts a great deal of original plumbing right at the age where things start going. Full Nelson’s licensed plumbers work across all of it.
Drain lines installed in the 1980s building wave are now around forty years old, which is the point where the joints and transitions start telling on themselves. Older properties in the pre-1940 portion of town carry cast iron that has scaled internally for eighty years. Full Nelson provides drain cleaning services that clear the blockage and identify what caused it, so you know whether you are looking at a recurring problem or a one-off.
For more serious issues, we offer:
Lansing runs its own wastewater department, treating roughly 850,000 gallons a day from residents through an extended aeration activated sludge facility staffed by licensed operators. The laterals feeding that system range from forty-year-old plastic in the 1980s subdivisions to far older material in the original town. Camera inspection settles which you have. Full Nelson runs the camera, shows you the footage, and explains your sewer repair options before quoting work.
Our services include:
Most cities are vague about flood risk. Lansing is not. The city publishes its flood protection information and names four distinct sources, with the streets and neighborhoods each one affects.
Seven Mile Creek overtops its banks and overflows 155th Street, reaching the Clear Creek Mobile Home Court, part of City Park on North 2nd Street, and K-5 Highway. Nine Mile Creek overtops into the Southern Hills, Rock Creek, Fawn Valley and Hillbrook neighborhoods, the Rock Creek commercial area, the Wiley Mobile Home Court and K-5. The Missouri River can breach the levee system, flooding K-5 and the lower reaches of both creeks. And localized flash flooding can happen anywhere in the city.
If you live in one of those named neighborhoods, your sump pump is not a precaution, it is working equipment. Full Nelson installs sump pumps and battery backup systems sized for what that ground actually produces, with battery backup because the storms that fill a pit are the same ones that take the power out.
Our services include:
Natural gas heats most Lansing homes and feeds water heaters, ranges, dryers and outdoor grills. Gas piping installed in the 1980s wave develops leaks at threaded fittings as houses settle, and older properties carry older pipe. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.
Our services include:
A running toilet adds hundreds of gallons to the monthly bill. Repeated clogs usually point to the drain line or vent rather than the fixture. Weak flushes often trace to mineral deposits blocking the rim jets, and on the harder of Lansing’s two water supplies those deposits build noticeably faster. Full Nelson diagnoses the actual cause and completes repairs that address it.
Our services include:
Dripping faucets and shower valves that will not hold temperature indicate worn cartridges and seals, and mineral content accelerates that wear. Full Nelson repairs faucets and shower valves from all major manufacturers and handles replacement when a fixture has reached the end of its life.
Our services include:
Lansing has no city water utility. Water here comes through the Lan-Del Water District, operating since 1964, and Lan-Del does not produce water either. It buys, and it buys from two different suppliers: the Leavenworth Water Department and the Kansas City Board of Public Utilities.
Leavenworth draws from the Missouri River plus a southeast well field and treats it at two plants. BPU draws from deep below the Missouri River through the nation’s two largest horizontal collector wells and treats it at the Nearman plant. Two different raw waters, two different treatment trains, two different products at the tap. Full Nelson tests your water and recommends filtration based on what your address actually receives.
Our services include:
Here is why the two-supplier arrangement matters in a way you can measure. Water from the Leavenworth Water Department source reports total hardness around 130 mg/L, roughly 7.6 grains per gallon. Water from the BPU source reports around 280 mg/L, roughly 16.4 grains per gallon. That is more than double.
A softener sized for 7.6 grains on a house actually receiving 16.4 will regenerate constantly, waste salt, and still let scale through. A softener sized for 16.4 on a house receiving 7.6 is money spent on capacity you never use. This is the single most common way homeowners in Lansing end up with equipment that does not suit their water. Full Nelson measures hardness at your tap before sizing anything, and we will tell you honestly if the answer is that you do not need a softener at all.
Our services include:
Properties on the rural edges of Lansing and out into Leavenworth County draw water from private wells. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. Full Nelson diagnoses well system faults and replaces pumps, pressure tanks, pressure switches and related components.
Our services include:
Lansing spreads 11,239 people across 12.30 square miles, which means longer buried runs between the main and the house than in a dense suburb, and creek crossings that complicate routing. Full Nelson provides excavation services and recommends trenchless methods where site conditions allow.
The water service line from the meter to the house carries every gallon the household uses. Corrosion, root intrusion and ground movement damage it over decades. Watch for a wet patch that never dries, pressure that dropped throughout the house, or a bill that rose without a change in habits. On ground that already floods periodically, a persistent wet area deserves proper investigation rather than assumption. Full Nelson locates the fault and completes water main line repair or replacement.
We offer:
When camera inspection shows collapsed sections, root masses or a belly holding standing water, spot repairs stop being economical. Full Nelson handles sewer line excavation and corrects the bedding underneath rather than laying new pipe into the conditions that failed the old one.
Our services include:
Properties outside the city sewer system rely on septic tanks to treat household wastewater. Slow drains throughout the house, gurgling in the pipes, sewage odor in the yard and saturated ground over the tank all indicate a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into surrounding soil for final filtration, and it depends on that soil accepting water at a workable rate. On ground near Seven Mile and Nine Mile Creeks, seasonal groundwater rises and reduces that capacity, which is why fields that worked for years can start surfacing after a wet spring. Full Nelson evaluates lateral field damage and performs repair or complete replacement.
Our services include:
On a longer run across a larger Lansing lot, the length of the trench is the cost, and restoring a graded yard properly matters or the next heavy rain undoes the work. Trenchless methods limit excavation to access pits at each end of the damaged section. Full Nelson evaluates whether trenchless work is viable on your property and explains where it is not.

Fast & Reliable
Water heater life in Lansing depends heavily on which supply feeds the house. On the harder BPU-sourced water at roughly 16.4 grains per gallon, sediment accumulates in the bottom of a tank far faster than on the Leavenworth-sourced supply at 7.6, and sediment is what causes the rumbling, the lost efficiency and eventually the failure. If your tank has never been flushed and you are on the harder supply, that matters. Full Nelson provides water heater repair and installation for all system types.
Gas water heaters heat faster and cost less to operate than electric models. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation are the common failures. Full Nelson services all major brands and installs replacement gas units sized to your household’s actual demand.
Same Day
Electric water heaters serve homes where natural gas is unavailable, including properties beyond the gas service area. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Scale from harder water shortens element life noticeably, which again depends on which supply you are on. Full Nelson diagnoses the fault and advises whether repair or replacement makes more sense.
Tankless units heat on demand and remove the standby loss of keeping forty or fifty gallons hot around the clock. Descaling interval is the thing to get right here: a tankless unit on 16.4-grain water needs servicing considerably more often than the same unit on 7.6-grain water, and a generic annual schedule will be wrong for one of them. Full Nelson services tankless systems from all manufacturers and sets the interval to your water.
Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume. Full Nelson installs and services hybrid systems.

Gas furnaces heat most Lansing homes. Equipment installed during the 1980s building wave has generally been replaced once by now, but the ductwork behind it is frequently original and was designed to the standards of the day. Full Nelson provides furnace repair for all makes and models and looks at the distribution system rather than only the furnace when replacement comes up.
Our services include:
Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit, and cold-climate models hold efficiency well below freezing. On properties without natural gas service they replace electric resistance heat at a fraction of the running cost. Full Nelson provides heat pump service for all brands.
Our services include:
Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin, irritated sinuses and damage to wood floors and cabinetry. Full Nelson installs whole-home humidifiers, high-efficiency filters and UV light systems in ductwork.
Our services include:
Breathe Easier
Kansas summers run into the 90s with humidity that makes it feel hotter, and the river valley adds moisture on top. Full Nelson provides air conditioning services throughout Lansing and Leavenworth County.

Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. Air conditioners installed with the 1980s and 1990s housing are well past the point where original equipment survives, and many have been replaced with units sized to the old nameplate rather than to the house. Full Nelson technicians diagnose accurately and complete AC repairs that restore cooling.
Our services include:
Finished basements, bonus rooms and additions built onto 1980s housing are frequently on the end of ductwork that never reached them adequately. Larger Lansing lots also carry detached garages and workshops that are on no system at all. Mini splits handle both without reworking the main system.
River valley humidity settles into basements and lower levels, and in a house that has taken on water at any point, controlling humidity is what keeps mold from establishing. Whole-home dehumidifiers handle it far more effectively than running the air conditioner harder. Combined with upgraded filtration and UV treatment, the difference is measurable.
Gaps at duct connections and seams leak conditioned air into crawl spaces and attics, wasting energy and creating hot and cold rooms. Full Nelson provides duct cleaning and duct sealing.
Lansing sits at the outer edge of the metro grid, where feeder lines cross open country and follow the river valley. Ice storms and straight-line winds bring them down, and restoration here takes longer than in the dense suburbs. For a household in one of the flood-prone neighborhoods the city names, an outage during a storm is worse than an inconvenience, because it stops the sump pump at the moment it is needed. Properties on private wells lose water entirely.
A standby generator starts automatically within seconds and keeps the sump pump, well pump, refrigerator, HVAC system and lights running until crews restore service.
Full Nelson sizes generators to your home’s actual electrical load and handles the complete installation, including the automatic transfer switch and fuel connection.
For Local Businesses
Lansing’s employment base is institutional rather than retail. The Lansing Correctional Facility is the largest employer in the city with roughly 560 people, followed by Lansing USD 469 with about 450, the City of Lansing with 59 and Linaweaver Construction with 46. The correctional facility is substantial enough that it contributes roughly 450,000 gallons a day to the city’s wastewater plant, about a third of the plant’s total load.
Commercial activity concentrates along the US 73 and K-7 corridor. Facilities of this kind run mechanical systems where downtime is not an option and where scheduled maintenance is the whole strategy. Full Nelson provides commercial HVAC services and commercial plumbing, including maintenance programs.
