20+ Years
Serving KC Metro
Family, Women & Veteran Owned • Serving Johnson County Since 2003
Full Nelson has served Johnson County families since 2003, and Mission is one of the shortest drives we make. This is the most compact city in the county, 9,954 residents inside 2.67 square miles, sitting at an elevation of 1,004 feet in the middle of the northeast Johnson County suburbs.
The name goes back much further than the city does. An Indian mission was established at this site in 1829, and the settlement that grew up later took its name from it. Mission itself incorporated in 1951, which places its housing squarely in the postwar wave. Learn more about our company.
20+ Years
Mission is described as a residential community of varied home designs on generous lots, and that variety is real: unlike the single-developer subdivisions nearby, Mission filled in with different builders working in different years, so the house next door may have nothing in common with yours behind the walls. Practical effect: a technician cannot assume here. The house has to be read on its own terms.
What most Mission homes do share is age. A city that incorporated in 1951 has housing now around seventy years old, which puts galvanized supply lines, cast iron drain stacks and original sewer laterals all at or past the end of their designed service life. Full Nelson’s licensed plumbers diagnose based on what is actually installed rather than what the street suggests.
Rock Creek runs through Mission, and the low ground along the creek corridor is where drainage trouble concentrates. During heavy rain the storm system in this part of the county can surcharge, which pushes water toward floor drains instead of away from them. A floor drain that backs up only during a downpour is telling you something different from one that backs up on a dry day. Full Nelson provides drain cleaning services and works out which problem you actually have before quoting a fix.
For more serious issues, we offer:
Sewer laterals installed when Mission built out in the early 1950s are around seventy years old. Clay tile joints open as ground shifts, and trees planted when these lots were new have had seventy years to find them. Full Nelson uses video camera inspection to see the actual condition of the line, shows you the footage, and explains your sewer repair options before quoting work.
Our services include:
Basement drainage in the Rock Creek corridor deserves real attention rather than a builder-minimum pump and a hope for the best. Full Nelson installs sump pumps and battery backup systems sized to the water your lot produces. Battery backup matters because the thunderstorms that fill a sump pit are the same ones that take down power lines, and a pump without power is not a pump.
Our services include:
Natural gas heats nearly every Mission home and feeds water heaters, ranges, dryers and grills. Homes from the early 1950s frequently still carry original black iron gas piping, and threaded joints work loose as a house settles over seventy years. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see grass dying in a line across the yard, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.
Our services include:
A running toilet adds hundreds of gallons to the monthly bill. Repeated clogs usually point to the drain line or vent rather than the fixture, and in seventy-year-old homes that have been remodeled once or twice, a drain rerouted during a bathroom update without correcting slope or venting is a frequent culprit. Full Nelson diagnoses the actual cause and completes repairs that address it.
Our services include:
Shower valves that will not hold a steady temperature have worn cartridges, and in an original 1950s bathroom the valve body is often from a manufacturer that stopped supplying parts decades ago. Full Nelson can tell you quickly whether a valve is serviceable or whether the wall needs opening, and we handle faucet and shower valve work throughout the house.
Our services include:
Mission receives municipal water from WaterOne, which serves most of Johnson County and softens at the treatment plant before distribution. WaterOne water runs roughly 83 parts per million, about 4.8 grains per gallon, which is moderately hard and notably softer than several neighboring systems. Chlorine taste and sediment picked up in distribution still reach the tap, and street and utility work in an area can stir sediment loose. Full Nelson tests your water and recommends filtration based on measured results.
Our services include:
At 4.8 grains per gallon, Mission water still leaves scale in water heaters and spotting on glass, though more slowly than in cities on harder supply. Whether a softener earns its cost depends on household size, water usage and what equipment you are protecting. Full Nelson measures hardness at your tap and gives you a straight answer rather than selling a softener into every house we enter.
Our services include:
A small number of properties around the edges of Johnson County still draw from private wells. When a submersible pump fails or a pressure tank bladder ruptures, the house loses water entirely. Full Nelson diagnoses well system problems and replaces pumps, pressure tanks, pressure switches and related components.
Our services include:
Mission packs a lot of infrastructure into 2.67 square miles, and the city is in the middle of a substantial rebuild of its main street. The $13 million Johnson Drive reconstruction between Lamar Avenue and the Metcalf Avenue bridge began in August 2026 and runs through six phases toward completion in spring 2027, with storm connection work part of the scope. Working underground in a city this compact means coordinating carefully with what is already happening around you. Full Nelson provides excavation services and recommends trenchless methods wherever the site allows.
The water service line from the meter to the house carries every gallon the household uses. Lines installed in the early 1950s corrode, and seventy-year-old root systems press against them. Warning signs include a wet patch that never dries, pressure that dropped throughout the house, or a bill that rose without a change in habits. Full Nelson locates the fault and completes water main line repair or replacement.
We offer:
Clay tile and cast iron sewer lines from the early 1950s are past the 50 to 70 year window they were built to serve. When camera inspection shows damage beyond what spot repairs can handle, full replacement is the practical answer. Full Nelson handles sewer line excavation and installs modern materials rated for decades of service.
Our services include:
Properties outside municipal sewer service rely on septic tanks to treat household wastewater. Slow drains throughout the house, gurgling in the pipes, sewage odor outdoors or saturated ground over the tank all indicate a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into surrounding soil for final filtration. When distribution lines clog with biomat, crush under vehicle traffic or fail from age, wastewater surfaces in the yard or backs up into the house. Full Nelson evaluates lateral field damage and performs repair or replacement.
Our services include:
On a compact Mission lot, a traditional sewer trench takes out most of a front yard along with mature trees and often the driveway. Trenchless methods confine excavation to access pits at each end of the damaged run. Full Nelson evaluates whether trenchless work is viable for your property and explains the tradeoffs honestly.
Our services include:
Fast & Reliable
Water heaters in Mission homes usually sit in basements or utility closets sized for 1950s equipment, and modern units are taller with different venting requirements. That turns what looks like a straight swap into a job that needs planning. Full Nelson provides water heater repair and installation for all system types and prices the work honestly, including whatever the venting actually requires.
Gas water heaters heat faster and cost less to run than electric models in most Mission homes. Pilot assemblies that will not stay lit, failed thermocouples and sediment that causes rumbling are the common failures. Full Nelson services all major brands and installs replacement gas units sized to actual household demand.
Same Day
Electric water heaters serve homes where extending gas is impractical, including converted spaces and additions. Heating elements burn out, thermostats drift, and tank interiors corrode until they leak. Full Nelson diagnoses the fault and tells you whether repair or replacement is the better use of your money.
Tankless units heat on demand, remove the standby loss of keeping forty or fifty gallons hot around the clock, and mount on the wall rather than taking up floor space. In a compact 1950s utility area, recovering that floor space is often the deciding factor. Full Nelson services tankless systems from all manufacturers and installs new units.
Hybrid water heaters pull heat from surrounding air and move it into the tank, using far less electricity than resistance elements. They work best in spaces that stay above 40 degrees year-round with enough air volume to draw from. Full Nelson installs and services hybrid systems and will say plainly when a utility closet is too tight for one.
Stay Comfortable Year-Round
Kansas winters bring ice storms and extended cold snaps that push heating equipment hard. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Gas furnaces heat almost every Mission home. Because the city filled in through different builders in different years, duct layouts vary widely from house to house, and a system that works well in one home may be undersized or badly balanced in a neighbor’s. Full Nelson provides furnace repair for all makes and models and sizes replacement equipment to the house in front of us.
Our services include:
Heat pumps move heat rather than generating it and deliver heating and cooling from one outdoor unit. Cold-climate models hold efficiency well below freezing, which makes them a practical option in this climate. Full Nelson provides heat pump service for all brands and installs systems specified for our regional conditions.
Our services include:
Heated winter air loses moisture rapidly, and indoor humidity below 30 percent causes static shocks, dry skin and irritated sinuses while opening joints in wood floors and trim. Full Nelson installs whole-home humidifiers, high-efficiency filters and UV light systems in ductwork.
Our services include:
Breathe Easier
Johnson County summers run into the 90s with humidity that makes it feel hotter. Full Nelson provides air conditioning services throughout Mission and the surrounding communities.

An air conditioner that runs constantly without cooling wastes electricity and wears out components early. Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. Full Nelson technicians diagnose the actual fault and complete AC repairs that restore cooling.
Our services include:
Mission’s 1950s homes were built before central air, and ductwork added later rarely delivers enough air to second floors, additions and converted spaces. Because Mission’s lots are generous relative to the house on them, detached garages and backyard studios are common, and none of them are on the main system. Mini splits handle both situations without opening walls.
Summer humidity here promotes mold growth and makes rooms feel muggy even with the air conditioner running, and older basements hold that moisture longest. Whole-home dehumidifiers control it far more effectively than running the air conditioner harder. Combined with upgraded filtration and UV treatment, the difference is measurable.
Ductwork retrofitted into 1950s homes leaks at seams that were never sealed to current standards, and much of it runs through unconditioned basements. Full Nelson provides duct cleaning and duct sealing.
Mature tree cover through Mission’s residential streets is one of the things residents value about the city, and it is also what brings power lines down during ice storms and summer straight-line winds. Outages in tree-lined neighborhoods take longer to restore because crews have to clear vegetation before they can work. A standby generator starts automatically within seconds and keeps the refrigerator, HVAC system, sump pump and lights running.
Full Nelson sizes generators to your home’s actual electrical load and handles the complete installation, including the automatic transfer switch and natural gas connection.
For Local Businesses
Mission carries an unusually large commercial base for a city of under 10,000 people, concentrated along Johnson Drive, which functions as a walkable main street of restaurants, bars, salons, specialty retail and professional offices. Radio station studios operated by Cumulus Media and Entercom are based in the city. Businesses on a main street under active reconstruction have a particular interest in equipment that does not fail during the disruption, and in a contractor who can work around lane closures and phased access. Full Nelson provides commercial HVAC services and commercial plumbing, including scheduled maintenance programs that catch problems before they close a kitchen.
