We Exceed Expectations

Full Nelson serves Basehor homeowners with plumbing, heating and air conditioning work built on clear explanations and technical skill. Basehor is the third largest city in Leavenworth County, covering 7.14 square miles at an elevation of 984 feet, and it is one of the fastest growing suburbs in the metro.

It also has the hardest water we work with anywhere. That single fact shapes more of the work in Basehor than anything else, and it is worth understanding properly before you spend money on equipment. Learn more about our company.

Plumbing Services in Basehor, KS

Basehor’s land was bought in 1874 by Pennsylvania Dutch brothers Reuben and Ephraim Basehor, on former Delaware lands ceded in 1829. The town was platted in 1889 when the railroad came through, and it incorporated in 1965.

The growth is far more recent than any of that suggests. Basehor had 724 residents in 1970, 2,238 in 2000, 4,613 in 2010 and 6,896 at the 2020 census, a 49.5 percent increase in a single decade. The Leavenworth County Development Corporation has described it as the third fastest growing suburb in the Kansas City metropolitan area.

The housing reflects it. The median Basehor home was built in 2004. Roughly 32 percent of the stock went up between 2000 and 2009 and another 26 percent between 2010 and 2019. Only about 3 percent predates 1950. Owner-occupancy runs near 80 percent. Full Nelson’s licensed plumbers work across all of it.

Drain problems in Basehor rarely come from deteriorated pipe, because most of the pipe is twenty years old or less. They come from installation and from ground settling. A line laid at marginal slope passes inspection and still holds solids once the soil beneath it drops a fraction of an inch. Camera inspection distinguishes a genuine fault from a low spot that has been there since the house was built. Full Nelson provides drain cleaning services and identifies the underlying cause.

For more serious issues, we offer:

Basehor runs its own sanitary sewer system, and there is a quirk in how it bills that tells you something about how the city is organised: sewer rates are calculated from the December, January and February average of your water bill, which the city obtains from whichever of two private water companies serves your address. Properties outside city limits connected to the system pay 150 percent.

The laterals themselves are mostly modern plastic in ground that is still settling, which produces bellies rather than corrosion. Full Nelson runs the camera, shows you the footage, and explains your sewer repair options honestly, including when the answer is that the line is sound.

Our services include:

Basehor sits on upland ground at 984 feet with no river frontage, so it does not carry the flood exposure of the river valley cities. What it does have is new subdivisions graded before landscaping establishes, where drainage patterns keep shifting for years as yards mature, fences go in and neighbouring lots are regraded.

Builder-installed sump pumps are typically the minimum unit that satisfies the requirement, with no backup at all. Full Nelson installs sump pumps and battery backup systems sized to what your lot actually produces, with battery backup so the pump keeps running when the storm that fills the pit also takes the power down.

Our services include:

Natural gas heats most Basehor homes and feeds water heaters, ranges, dryers and outdoor grills. In newer construction, leaks turn up more often at connections made during the build or at lines added later for a patio kitchen, fire pit or shop. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.

Our services include:

Weak flushes in Basehor are very often a hard water problem rather than a fixture problem. Mineral deposits build inside the rim jets and the trapway, and at twenty grains per gallon that happens faster here than almost anywhere in the metro. A toilet that flushed well when the house was new and does not now may need descaling rather than replacing. Full Nelson diagnoses the actual cause and completes repairs that address it.

Our services include:

Hard water is what kills cartridges. Mineral deposits form on the moving parts inside a faucet or shower valve, and the harder the water the faster the wear. Builder-grade fixtures use lighter internal components than the same manufacturer’s retail lines, which compounds it. A shower valve that will not hold temperature in a Basehor house is usually a worn cartridge, and on this water it will wear again unless the underlying hardness is addressed. Full Nelson repairs faucets and shower valves from all major manufacturers.

Our services include:

Basehor does not sell water. The city sells sewer service, but drinking water comes from one of two separate providers, and which one you have depends on your address.

Suburban Water, Inc. is a privately owned public water utility headquartered in Basehor, operating since 1985 and serving over 2,500 homes plus three rural water districts across a 48 square mile service area in southern Leavenworth County. It does not produce its own water. Nearly all of its historic wells are plugged, and it now buys from the Kansas City Board of Public Utilities on a consecutive connection.

Leavenworth County Rural Water District 1C, known locally as Consolidated, is also a purchasing system, buying from both Kansas City BPU and the Leavenworth Water Department. Its own wells are likewise plugged or out of service.

BPU water itself is drawn from deep below the Missouri River through the nation’s two largest horizontal collector wells and treated at the Nearman plant.

Two providers means two possible water profiles at the tap in the same city. Full Nelson tests at your address and recommends filtration based on what you actually receive.

Our services include:

This is the section that matters most in Basehor, so here are the actual numbers.

Suburban Water reports total hardness at 340 mg/L as calcium carbonate, about 20 grains per gallon, against a secondary standard of 400 mg/L. That is the hardest documented supply anywhere in the Kansas City metro. For comparison: Johnson County’s WaterOne runs about 4.8 grains, Bonner Springs about 7 after its new treatment plant, Leavenworth about 6.2, and Olathe about 10.5. Basehor households on Suburban Water are dealing with roughly four times the hardness of Overland Park.

Consolidated RWD 1C water reports 280 mg/L on the BPU side, about 16.4 grains, or 130 mg/L on the Leavenworth side, about 7.6 grains. So hardness in Basehor genuinely depends on which company serves your street, and the spread between the two extremes is very wide.

What that means practically. At twenty grains per gallon, scale forms inside water heaters, dishwashers, washing machines, tankless heat exchangers, ice makers and every valve and cartridge in the house. It shortens the working life of all of it. A softener here is not a luxury item, it is protection for equipment that costs far more than the softener does. But it has to be sized to your actual hardness, not to a regional average, or it will regenerate constantly, consume salt, and still let scale through.

Full Nelson measures hardness at your tap before sizing anything, and we size a softener to your household, your usage and your measured water.

Our services include:

Properties in the unincorporated Leavenworth County land surrounding Basehor draw water from private wells. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. Full Nelson diagnoses well system faults and replaces pumps, pressure tanks, pressure switches and related components.

Excavation Services Basehor, KS

Buried lines in Basehor’s newer subdivisions are modern materials in soil that is still moving, which produces settlement damage rather than corrosion. Septic remains in use in the unincorporated county surrounding the city. Full Nelson provides excavation services and recommends trenchless methods where site conditions allow.

The water service line from the meter to the house carries every gallon the household uses. In newer construction, failures usually trace to the installation or to ground movement rather than to age. Watch for a wet patch that never dries, pressure that dropped throughout the house, or a bill that rose without a change in habits. Full Nelson locates the fault and completes water main line repair or replacement.

We offer:

When camera inspection shows a belly holding standing water, a separated joint or pipe crushed by construction traffic, the repair means excavating to the affected section and correcting the bedding underneath it. Laying new pipe into the same conditions that failed the old one produces the same result again. Full Nelson handles sewer line excavation and corrects the underlying cause.

Our services include:

Septic remains in use across the unincorporated Leavenworth County land around Basehor. Slow drains throughout the house, gurgling in the pipes, sewage odor in the yard and saturated ground over the tank all indicate a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore function.

Our services include:

The lateral field disperses treated effluent into surrounding soil for final filtration, and it depends on that soil accepting water at a workable rate. When distribution lines clog with biomat, crush under vehicle traffic or fail from age, the system backs up and effluent surfaces in the yard. Full Nelson evaluates lateral field damage and performs repair or complete replacement.

Our services include:

Newer Basehor lots typically carry irrigation systems, recent hardscape and trees that have finally established. A full trench removes all of it. Trenchless methods confine excavation to access pits at each end of the damaged run. Full Nelson evaluates whether trenchless work suits your property and explains where it does not.

Fast & Reliable

Water Heater Services Basehor, KS

Water heaters take the worst of hard water. Scale precipitates out as water heats, settles in the bottom of a tank, insulates the burner from the water it is trying to heat, causes the rumbling sound, drives up the gas bill and eventually ends the appliance. At twenty grains per gallon that process runs faster in Basehor than almost anywhere in this metro.

There is a second factor. Because Basehor built out in a compressed period, with a third of its housing going up between 2000 and 2009, a great many builder-installed water heaters reached the end of their service life at around the same time, and the ones that were replaced once are approaching it again. Full Nelson provides water heater repair and installation and will tell you plainly whether yours is worth repairing.

Gas Water Heater Repair and Replacement

Gas water heaters heat faster and cost less to operate than electric models. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation that causes rumbling are the common failures, and on Basehor water sediment is the dominant one. A tank on this supply that has never been flushed will be carrying a substantial layer. Full Nelson services all major brands and installs replacement gas units sized to your household rather than to a builder’s minimum.

Electric Water Heater Repair and Replacement

Electric water heaters serve homes where gas is unavailable, including properties beyond the gas service area. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Scale coats electric elements directly, which makes them run hotter and fail sooner, so element life on this water is noticeably shorter than the manufacturer’s general expectation. Full Nelson diagnoses the fault and advises whether repair or replacement makes more sense.

Tankless Water Heater Repair and Replacement

Tankless units heat on demand and remove the standby loss of keeping forty or fifty gallons hot around the clock. An honest caution for Basehor: a tankless unit on twenty grain water without a softener ahead of it will scale its heat exchanger quickly and need descaling far more often than the generic annual schedule assumes. Tankless works very well here, but it works well behind proper water treatment. We will tell you that before you buy rather than after. Full Nelson services tankless systems from all manufacturers and installs new units.

Hybrid Water Heater Repair and Replacement

Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume. Full Nelson installs and services hybrid systems and evaluates whether your utility space suits one.

Stay Comfortable Year-Round

Heating Services
Basehor, KS

Kansas winters bring ice storms and extended cold snaps, and Basehor’s upland position at 984 feet with little tree cover in the newer subdivisions means real wind exposure. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Furnaces in Basehor homes are usually the model that met the builder’s specification, paired with duct systems designed to the same standard. Where a homeowner has since finished a basement or added a bonus room, that original system now serves more square footage than it was sized for, which shows up as long run times and rooms that never reach setpoint. Full Nelson provides furnace repair for all makes and models and looks at the whole system when replacement comes up.

Our services include:

Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit, and cold-climate models hold efficiency well below freezing. On properties without natural gas service they replace electric resistance heat at a fraction of the running cost. Full Nelson provides heat pump service for all brands.

Our services include:

Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin, irritated sinuses and damage to wood floors and cabinetry. One local detail worth knowing: whole-home humidifiers use water, and on twenty grain supply the humidifier pad or panel scales up far faster than the manufacturer’s replacement schedule assumes. Full Nelson installs whole-home humidifiers, high-efficiency filters and UV light systems, and sets service intervals to your water.

Breathe Easier

Air Conditioning Services
Basehor, KS

Kansas summers run into the 90s with humidity that makes it feel hotter, and newer subdivisions have less mature shade than established neighborhoods. Full Nelson provides air conditioning services throughout Basehor and southern Leavenworth County.

Stay Comfortable Year-Round

Air conditioners installed during Basehor’s build-out are reaching the age where compressors, capacitors and coils begin failing, and many are still the original builder-specified equipment. Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. Full Nelson technicians diagnose accurately and complete AC repairs that fix the actual fault.

Our services include:

Finished basements, bonus rooms over garages and sunroom additions are common in Basehor’s housing, and in most cases the original duct system was never properly extended to serve them. On larger lots toward the county, detached shops and garages are on no system at all. Mini splits handle both without reworking the main system.

Tighter new construction holds humidity as well as it holds conditioned air, and a finished basement through a Kansas summer is where that shows first. Whole-home dehumidifiers control it more effectively than running the air conditioner harder. Combined with upgraded filtration and UV treatment, the difference is measurable.

Duct systems in production-built homes go in quickly, and gaps at connections and seams are common even in recent construction. That leakage wastes conditioned air into attics and crawl spaces and creates the hot and cold rooms homeowners describe. Full Nelson provides duct cleaning and duct sealing.

Generator Installation
Basehor, KS

Basehor sits in southern Leavenworth County where feeder lines run across open upland country between towns. Ice storms and straight-line winds bring them down, and restoration outside the dense suburbs takes longer. Properties on private wells in the surrounding county lose water entirely without power. A standby generator starts automatically within seconds and keeps the well pump, sump pump, refrigerator, HVAC system and lights running until crews restore service.

Whole-Home Standby Generators

Full Nelson sizes generators to your home’s actual electrical load and handles the complete installation, including the automatic transfer switch and fuel connection.

For Local Businesses

Commercial Heating & Air Conditioning
Basehor, KS

Basehor’s employment base is led by Basehor-Linwood USD 458 with roughly 492 people, followed by Miles Excavating with about 130 and First State Bank and Trust with about 75 across its Basehor and Tonganoxie locations. Retail is concentrated along State Avenue and 155th Street, and the city has issued a request for proposals for a Basehor Town Center development.

Commercial kitchens, dental and medical offices and any business running hot water continuously face the same hard water problem residents do, only faster and at higher cost, because commercial equipment scales at the rate its throughput dictates. Ice machines, dishwashers, boilers and coffee equipment are the usual casualties. Full Nelson provides commercial HVAC services and commercial plumbing, including commercial water treatment and scheduled maintenance programs.
