20+ Years
Serving KC Metro
Family, Women & Veteran Owned • Serving the Kansas City Metro Since 2003
Full Nelson serves Bonner Springs homeowners with plumbing, heating and air conditioning work built on clear explanations and technical skill. Our Kansas City office at 8525 Parallel Parkway is a short run down K-32.
Bonner Springs covers 15.63 square miles across three counties, mostly Wyandotte with portions in Leavenworth to the west and Johnson to the south across the Kansas River, and it held 7,837 residents at the 2020 census. Something significant just changed about the water here, and it affects equipment in a lot of these houses. Learn more about our company.
20+ Years
Bonner Springs has a longer history than most of the metro. The Chouteau brothers established a trading post here in 1812, reputed to be the first permanent commercial settlement in Kansas. The Delaware Indian Henry Tiblow took over the ferry in 1830, and the town carried his name before it was platted in 1855. Developer Philo Clark renamed it Bonner Springs in 1885 after publisher Robert E. Bonner and the local mineral springs, and it incorporated on 10 November 1898.
That long history shows in the housing, which is the most evenly spread of any city we serve. The median home was built in 1979, but the stock runs across every era: 13.9 percent predates 1940, another 13.9 percent went up in the 1950s, and meaningful blocks came in the 1970s, 1990s, 2000s and since. Roughly 6.7 percent has been built since 2020.
Practically, that means a technician cannot assume anything from the street here. The house next door may be sixty years newer or eighty years older than yours. Full Nelson’s licensed plumbers read each house on its own terms.
With housing spanning a century, drain problems here split by era. Pre-1940 and 1950s homes carry cast iron that has scaled internally and clay tile laterals that roots have found. Homes from the 1990s onward have modern pipe where slope and settling are more often the issue than deterioration. Full Nelson provides drain cleaning services that clear the blockage and identify what actually caused it.
For more serious issues, we offer:
Bonner Springs runs its own wastewater system and runs it well: 36 miles of gravity sewer, seven miles of force main, 690 manholes and ten lift stations, feeding a 1.4 million gallon per day facility built in 1985 and upgraded in 1994 that discharges to the Kansas River after UV disinfection. It currently operates at about 55 percent of capacity, and the Kansas Water Environment Association has named it the best wastewater collection system in the state four times in five years.
One detail matters for homeowners: some areas of the city are on low-pressure sewer with grinder pumps rather than gravity. The city maintains an approved grinder-pump contractor list. If your property has one, that pump is equipment you depend on, and when it fails the house backs up. Full Nelson services those systems along with conventional laterals, and explains your sewer repair options before quoting work.
Our services include:
Bonner Springs sits on the north side of the Kansas River at an elevation of 997 feet, described by the city as rolling hills and coursing streams. That is roughly 200 feet above neighbouring Edwardsville, so the grade change across this area is real and water moves. The city’s industrial park is specifically noted as sitting above the 100-year flood plain, which tells you the distinction matters locally.
Sloped ground sheds water toward whatever sits below it, and homes partway down a grade take on subsurface water after heavy rain whether or not any surface water reaches them. Full Nelson installs sump pumps and battery backup systems sized for what your lot produces, with discharge routed so it does not simply return to the pit.
Our services include:
Natural gas heats most Bonner Springs homes and feeds water heaters, ranges, dryers and outdoor grills. In a city with housing spanning a century, gas piping has been extended and rerouted by many hands over many decades, and the oldest sections are threaded black iron long past its intended service life. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.
Our services include:
A running toilet adds hundreds of gallons to the monthly bill. Repeated clogs usually point to the drain line or vent rather than the fixture. Weak flushes often trace to mineral deposits blocking the rim jets, and households here should notice that building more slowly than they used to. Full Nelson diagnoses the actual cause and completes repairs that address it.
Our services include:
Dripping faucets and shower valves that will not hold temperature indicate worn cartridges and seals. In the older parts of Bonner Springs, the valve body may be from a manufacturer that stopped supplying parts decades ago, which changes the job. Full Nelson can tell you quickly which situation you are in, and we handle faucet and shower valve work throughout the house.
Our services include:
Bonner Springs has run its own water utility for over a hundred years, drawing from five wells in the Kansas River alluvium on the north bank of the river. That is groundwater under the direct influence of surface water, and the city has historically also held a connection to the Kansas City Board of Public Utilities to buy water during summer peaks, when the old plant’s 1.15 million gallon a day average had to stretch toward 2 million.
That has now changed. A new $29 million nanofiltration treatment plant, funded through the Kansas State Revolving Loan Fund, has come online after roughly eighteen months of construction. The city states it will no longer need to purchase BPU water during the summer months.
Nanofiltration removes a great deal more than conventional treatment does. If you have been treating your water at the point of use because of taste, that is worth revisiting now rather than assuming nothing has changed. Full Nelson tests at your tap and recommends filtration based on what you are actually receiving today.
Our services include:
This is the part worth reading carefully if you own a softener.
The city has told residents to expect much softer water from the new plant, and that they may be able to discontinue their water softeners. The numbers behind that: the city’s own supply now reports total hardness around 120 mg/L, roughly 7 grains per gallon. The BPU water it used to buy during summer peaks runs about 280 mg/L, roughly 16.4 grains per gallon. That is less than half the hardness.
If your softener was sized and set for the harder blended supply, it is now regenerating more often than your water requires, which wastes salt and water for no benefit. In some households the honest answer will be that the unit can be adjusted, and in some it will be that you no longer need it running at all.
Full Nelson measures hardness at your tap, tells you what your softener is actually doing, and will say plainly when the answer is to turn something down rather than sell you something new. That is not a sales position, it is what the city itself is telling residents. Ask us to check your water softener settings against your current water.
Our services include:
Properties on the rural edges of the Bonner Springs area, particularly out into Leavenworth County, draw water from private wells. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. Full Nelson diagnoses well system faults and replaces pumps, pressure tanks, pressure switches and related components.
Our services include:
Bonner Springs spreads 7,837 people across 15.63 square miles on rolling ground with streams running through it, which means long buried runs and grade to manage. The city spans three counties, so permitting depends on where in town you are. Full Nelson provides excavation services and recommends trenchless methods where site conditions allow.
The water service line from the meter to the house carries every gallon the household uses. Corrosion, root intrusion and ground movement damage it over decades, and on sloped ground a leak frequently surfaces well downhill of the actual break. Watch for a wet patch that never dries, pressure that dropped throughout the house, or a bill that rose without a change in habits. Full Nelson locates the fault properly before digging and completes water main line repair or replacement.
We offer:
With laterals ranging from pre-1940 clay tile to modern plastic, camera inspection settles what you actually have before anyone quotes a price. Full Nelson handles sewer line excavation and installs modern materials, correcting bedding and grade rather than laying new pipe into the conditions that failed the old one.
Our services include:
Properties outside the city sewer system rely on septic tanks to treat household wastewater. Slow drains throughout the house, gurgling in the pipes, sewage odor in the yard and saturated ground over the tank all indicate a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into surrounding soil for final filtration, and it depends on that soil accepting water at a workable rate. On the rolling ground around Bonner Springs, effluent can migrate downhill instead of dispersing evenly, overloading the low end of the field and leaving the high end unused. Full Nelson evaluates lateral field damage and performs repair or complete replacement.
Our services include:
On a long run across sloped ground, a full trench means removing mature landscaping and rebuilding grade that then has to hold through the next heavy rain. Trenchless methods confine excavation to access pits at each end of the damaged section. Full Nelson evaluates whether trenchless work is viable on your property and explains where the slope rules it out.

Fast & Reliable
The change in the water supply matters here too. Scale from hard water is what puts sediment in the bottom of a tank, causes the rumbling, costs efficiency and eventually ends the appliance. A tank that has spent years on harder blended water already carries that history, and softer water going forward will slow further accumulation but will not undo what is there. If your tank is over ten years old and has never been flushed, this is a sensible moment to have it looked at. Full Nelson provides water heater repair and installation for all system types.
Gas water heaters heat faster and cost less to operate than electric models. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation that causes rumbling are the common failures. Full Nelson services all major brands and installs replacement gas units sized to your household’s actual demand.
Same Day
Electric water heaters serve homes where natural gas is unavailable or impractical to extend. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Scale shortens element life, so softer supply going forward is a genuine benefit here. Full Nelson diagnoses the fault and advises whether repair or replacement makes more sense.
Tankless units heat on demand and remove the standby loss of keeping forty or fifty gallons hot around the clock. Tankless is a considerably better proposition on softer water, because the descaling interval lengthens and the heat exchanger stays efficient longer. If you dismissed tankless before because of the water, the arithmetic has changed. Full Nelson services tankless systems from all manufacturers and installs new units.
Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume. Full Nelson installs and services hybrid systems and evaluates whether your utility space suits one.
Stay Comfortable Year-Round
Kansas winters bring ice storms and extended cold snaps that push heating equipment hard. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Gas furnaces heat most Bonner Springs homes, and with a housing stock spread across a century the systems vary enormously from street to street. Pre-1940 houses may have been converted to forced air with ductwork threaded through existing cavities; 1990s and 2000s homes have systems designed to the standard of their day. Full Nelson provides furnace repair for all makes and models and sizes replacement equipment to the house in front of us.
Our services include:
Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit, and cold-climate models hold efficiency well below freezing. On properties without natural gas service they replace electric resistance heat at a fraction of the running cost. Full Nelson provides heat pump service for all brands.
Our services include:
Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin, irritated sinuses and damage to wood floors and trim. Older, leakier houses dry out faster than newer tight ones, so the right humidification approach depends on the age of your house. Full Nelson installs whole-home humidifiers, high-efficiency filters and UV light systems.
Our services include:
Breathe Easier
Kansas summers run into the 90s with humidity that makes it feel hotter, and the river valley adds moisture. Full Nelson provides air conditioning services throughout Bonner Springs and western Wyandotte County.

Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. Full Nelson technicians diagnose the actual fault and complete AC repairs that restore cooling. When equipment reaches the end of its service life, we install properly sized replacements rather than matching an old nameplate.
Our services include:
Pre-1940 and 1950s Bonner Springs homes were built before central air, and additions made since are often on the end of ductwork that never reached them properly. Larger lots on the rolling ground outside the older core carry detached garages, shops and outbuildings on no system at all. Mini splits handle both without reworking the main system.
River valley humidity settles into basements and lower levels and moves upward through the house all summer. Whole-home dehumidifiers control it far more effectively than running the air conditioner harder. Combined with upgraded filtration and UV treatment, the difference is measurable.
Ductwork retrofitted into older housing leaks at seams that were never sealed to current standards, and much of it runs through unconditioned basements and crawl spaces. Full Nelson provides duct cleaning and duct sealing.
Bonner Springs sits at the western edge of Wyandotte County on rolling, wooded ground where feeder lines run through tree cover and across open country. Ice loading and summer straight-line winds bring them down. For any property on a low-pressure sewer with a grinder pump, an outage is more serious than an inconvenience, because that pump needs power to move wastewater out of the house. Properties on private wells lose water entirely.
A standby generator starts automatically within seconds and keeps the grinder pump, well pump, sump pump, refrigerator, HVAC system and lights running until crews restore service.
Full Nelson sizes generators to your home’s actual electrical load and handles the complete installation, including the automatic transfer switch and fuel connection.
For Local Businesses
Bonner Springs carries a commercial and event base well out of proportion to a city of 7,837.
The Bonner Springs Industrial Park covers roughly 265 acres east of K-7 and north of 43rd Street, home to over 20 businesses, zoned light industrial and located in the Johnson County portion of the city. The Azura Amphitheater seats 18,000, opened in 1984 as Sandstone, is owned by the Unified Government and operated by New West Presentations. The Kansas City Renaissance Festival runs on the amphitheater grounds through the autumn weekends. The National Agricultural Center and Hall of Fame is congressionally chartered. The city also has the Wyandotte County Historical Museum, Sunflower Hills Golf Course, Moon Marble Company, the 143-acre Zip KC zip line park, and a historic downtown along Oak Street, Front Street and K-32.
Seasonal high-volume venues are a particular kind of client. Equipment sits idle for months and then has to perform through consecutive full-capacity days, which is exactly when failures show up. Full Nelson provides commercial HVAC services and commercial plumbing, including scheduled maintenance programs timed around a season rather than a calendar.
