20+ Years
Serving KC Metro
Family, Women & Veteran Owned • Serving the Kansas City Metro Since 2003
Full Nelson serves Grain Valley homeowners with plumbing, heating and air conditioning work built on clear explanations and technical skill. This Jackson County city sits about 23 miles east of downtown Kansas City, and it has grown faster than almost anywhere else in the metro.
Grain Valley counted 5,160 residents in 2000, 12,854 in 2010, and 15,627 in the 2020 census. The city tripled in twenty years, and it did that inside 6.17 square miles, which now hold 5,764 housing units. Almost everything here is recent, and recent housing fails on a different schedule than old housing. Learn more about our company.
20+ Years
Grain Valley was founded in the late 1870s after the Chicago and Alton Railroad built through the area in 1878, and it took its name from the grain the valley produced. It incorporated in 1945. There is a genuine small-town core here, but the overwhelming majority of Grain Valley homes went up during the growth of the last twenty-five years.
New does not mean trouble-free. It means the trouble arrives later and looks different. Builder-grade equipment is specified to code and to budget rather than to longevity, and because this city built out in a compressed period, that equipment is reaching the end of its service life across whole neighborhoods at roughly the same time. Full Nelson’s licensed plumbers work across both the older core and the newer subdivisions.
Drain problems in newer Grain Valley homes rarely come from deteriorated pipe. They come from installation and from ground settling. A sewer line laid at marginal slope passes inspection and still holds solids once the soil beneath it drops a fraction of an inch. That produces a house that has backed up periodically since it was built rather than one that developed a fault. Camera inspection distinguishes the two. Full Nelson provides drain cleaning services and identifies the underlying cause.
For more serious issues, we offer:
Jackson County soils move under recently laid pipe for years after a subdivision is finished, and the result is a belly in the line, a low spot that holds water and solids. Because the pipe itself is modern and undamaged, homeowners are often told nothing is wrong. Video inspection shows the standing water clearly. Full Nelson runs the camera, shows you the footage, and explains your sewer repair options honestly, including when the answer is that the line is sound.
Our services include:
New subdivisions are graded before the landscaping establishes, and drainage patterns keep shifting for years as yards mature, fences go up and neighboring lots are regraded. Builder-installed sump pumps are typically the minimum unit that satisfies the requirement, with no backup at all. Full Nelson installs sump pumps and battery backup systems sized to what your lot actually produces, and battery backup so the pump keeps running when the storm that fills the pit also takes the power down.
Our services include:
Natural gas heats most Grain Valley homes and feeds water heaters, ranges, dryers and outdoor grills. In newer construction, leaks turn up more often at connections made during the build or at lines added later for a patio kitchen, fire pit or shop. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.
Our services include:
Builder-grade toilets are chosen on price. Many perform acceptably when new and then flush poorly as the rim jets scale over, and the internal parts are usually the least expensive available. A running toilet adds hundreds of gallons to the monthly bill. Full Nelson diagnoses whether the fault is the fixture, the drain line or the vent, and completes repairs or installs a better-performing replacement.
Our services include:
Builder-grade faucets and shower valves use lighter internal components than the same manufacturer’s retail lines, and they wear faster. A shower valve that will not hold temperature in a home fifteen years old is usually a worn cartridge rather than a failed valve body, which makes it an inexpensive fix when diagnosed correctly. Full Nelson repairs faucets and shower valves from all major manufacturers.
Our services include:
Grain Valley does not produce its own water. The city buys all of it, and it buys from two different suppliers: roughly 42 percent from the City of Independence and roughly 58 percent from the Tri-County Water Authority.
That split matters more than it sounds. Two source systems means the water arriving at your tap can vary in taste, in chlorine character and in mineral content depending on supply conditions, and a household comparing notes with a neighbor may genuinely be describing different water. Full Nelson tests at your tap and recommends filtration based on measured results rather than on a single published figure.
Our services include:
Because Grain Valley draws on two supplies, hardness here is not a single fixed number. The Independence side of the supply reports carbonate hardness around 123 mg/L. Sizing a softener to an assumed figure rather than a measured one wastes salt and shortens the resin’s working life. Full Nelson measures hardness at your address and sizes a softener to your household and your actual water.
Our services include:
Properties on the rural edges of the Grain Valley area draw water from private wells rather than the municipal supply. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. Full Nelson diagnoses well system faults and replaces pumps, pressure tanks, pressure switches and related components.
Our services include:
Buried lines in Grain Valley’s newer subdivisions are modern materials sitting in soil that is still moving, which produces a different excavation profile than an old neighborhood: less corroded pipe, more settlement damage, more disturbed backfill left from the original construction. Full Nelson provides excavation services and recommends trenchless methods where site conditions allow.
The water service line from the meter to the house carries every gallon the household uses. In newer construction, failures usually trace to the installation or to ground movement rather than to age. Watch for a wet patch that never dries, pressure that dropped throughout the house, or a bill that rose without a change in habits. Full Nelson locates the fault and completes water main line repair or replacement.
We offer:
When camera inspection shows a belly holding standing water, a separated joint or pipe crushed by construction traffic, the repair means excavating to the affected section and correcting the bedding underneath it. Laying new pipe into the same conditions that failed the old one produces the same result again. Full Nelson handles sewer line excavation and corrects the underlying cause.
Our services include:
Properties outside the municipal sewer system rely on septic tanks to treat household wastewater. Slow drains throughout the house, gurgling in the pipes, sewage odor in the yard and saturated ground over the tank all point to a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into the surrounding soil for final filtration. When distribution lines clog with biomat, crush under vehicle traffic or fail from age, the system backs up and effluent surfaces in the yard. Full Nelson evaluates lateral field damage and performs repair or complete replacement.
Our services include:
Newer Grain Valley lots typically carry irrigation systems, recent hardscape and young trees that have finally taken hold. A full trench removes all of it. Trenchless methods confine excavation to access pits at each end of the damaged run. Full Nelson evaluates whether trenchless work suits your property and explains where it does not.

Fast & Reliable
This is where the age of Grain Valley’s housing matters most. Builders install water heaters that meet code at the lowest workable cost, and a tank fitted when a subdivision went up in the 2000s or early 2010s is now at or past the point where tanks fail. Because the city built out in a compressed period, a large share of those tanks reach that point together. Full Nelson provides water heater repair and installation and will tell you plainly whether yours is worth repairing.
Gas water heaters heat faster and cost less to operate than electric models. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation that causes rumbling are the common failures, and sediment builds fastest in a tank that has never been flushed. Full Nelson services all major brands and installs replacement gas units sized to your household rather than to a builder’s minimum.
Same Day
Electric water heaters serve homes where gas is unavailable or impractical to extend. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Full Nelson diagnoses the fault and advises whether repair or replacement is the better decision.
Tankless units heat on demand and remove the standby loss of keeping forty or fifty gallons hot around the clock. For a household that has outgrown a minimum-spec tank, a tankless upgrade solves the capacity problem instead of repeating it at a larger size. Heat exchangers need periodic descaling. Full Nelson services tankless systems from all manufacturers and installs new units.
Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume. Full Nelson installs and services hybrid systems and evaluates whether your utility space suits one.
Stay Comfortable Year-Round
Missouri winters bring ice storms, sub-zero stretches and extended cold that stress heating equipment. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Furnaces in newer Grain Valley homes are usually the model that met the builder’s specification, paired with duct systems designed to the same standard. Where a homeowner has since finished a basement or added a bonus room, that original system now serves more square footage than it was sized for, which shows up as long run times and rooms that never reach setpoint. Full Nelson provides furnace repair for all makes and models and looks at the whole system when replacement comes up.
Our services include:
Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit. Cold-climate models hold efficiency well below freezing, and on properties without natural gas service they replace electric resistance heat at a fraction of the running cost. Full Nelson provides heat pump service for all brands.
Our services include:
Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin, irritated sinuses and damage to wood floors and cabinetry. Newer homes are built tighter than older ones, which improves efficiency but makes ventilation and filtration more important rather than less. Full Nelson installs whole-home humidifiers, high-efficiency filters and UV light systems.
Our services include:
Breathe Easier
Missouri summers combine heat and humidity that make air conditioning essential. Full Nelson provides air conditioning services throughout Grain Valley and eastern Jackson County.

Air conditioners installed during Grain Valley’s build-out are reaching the age where compressors, capacitors and coils begin failing, and many are still the original builder-specified equipment. Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. Full Nelson technicians diagnose accurately and complete AC repairs that fix the actual fault.
Our services include:
Finished basements, bonus rooms over garages and sunroom additions are common in Grain Valley’s housing, and in most cases the original duct system was never properly extended to serve them. Mini splits condition those spaces directly without reworking the whole system, and they let you condition a room only when it is in use.
Tighter new construction holds humidity as well as it holds conditioned air, and a finished basement through a Missouri summer is where that shows first. Whole-home dehumidifiers control it more effectively than running the air conditioner harder. Combined with upgraded filtration and UV treatment, the difference is measurable.
Duct systems in production-built homes go in quickly, and gaps at connections and seams are common even in recent construction. That leakage wastes conditioned air into attics and crawl spaces and creates the hot and cold rooms homeowners describe. Full Nelson provides duct cleaning and duct sealing.
Grain Valley sits east of the metro core where feeder lines run across open country between towns. Ice storms and summer straight-line winds bring them down, and restoration outside the dense suburbs takes longer. A standby generator starts automatically within seconds and keeps the refrigerator, HVAC system, sump pump and lights running until crews restore service.
Full Nelson sizes generators to your home’s actual electrical load and handles the complete installation, including the automatic transfer switch and fuel connection.
For Local Businesses
Grain Valley’s commercial base has grown alongside its housing, concentrated along the I-70 corridor that carries the city’s traffic between Kansas City and Columbia. The Owner-Operator Independent Drivers Association is headquartered here. The Grain Valley R-V School District runs four elementary schools, two middle schools and a high school, which is a substantial mechanical portfolio in a city this size and one where equipment has to hold through a full academic year.
Full Nelson provides commercial HVAC services and commercial plumbing, including scheduled maintenance programs that catch problems before they close a building.
