Serving KC Metro
Family, Women & Veteran Owned • Serving the Kansas City Metro Since 2003
Full Nelson serves North Kansas City with plumbing, heating, air conditioning and commercial refrigeration work. This is a small city by population, 4,467 residents in the 2020 census across 4.610 square miles, and an unusually busy one by every other measure.
North Kansas City is almost completely surrounded by Kansas City, Missouri, yet it remains an independent municipality with its own library, park system, police and fire departments. Four highway bridges and one rail bridge connect it across the Missouri River. The city was incorporated on 4 November 1912, and it exists in its current form because of the levee built on the north bank between 1909 and 1912, still maintained by the North Kansas City Levee District. 20+ Years
The building stock here is not typical suburban housing. North Kansas City grew as a manufacturing and warehouse district, and three of its structures are listed on the National Register: the Armour Theatre Building, the Sears Roebuck Warehouse and the Wheeling Corrugating Company Building. A great deal of what stands today was built for industry and has since been converted to restaurants, bars, offices, studios and residences.
That conversion history is the defining plumbing fact about this city. A building designed as a warehouse has drain lines sized and routed for a warehouse. When it becomes a restaurant with a full kitchen, or a brewery with production equipment, or apartments with twenty bathrooms, the existing system was never intended for any of it. What gets installed during a conversion is often adapted rather than designed. Full Nelson’s licensed plumbers work in these buildings and read what is actually there rather than assuming a standard layout.
Drain problems in converted industrial buildings come from mismatch. Original cast iron mains sized for light industrial use now carry restaurant kitchen loads. Floor drains installed for a manufacturing floor sit in the wrong places for a commercial kitchen. Grease reaches lines that were never meant to see it. Full Nelson provides drain cleaning services for both residential and commercial property here, and identifies whether you have a blockage or a capacity problem, because those need different answers.
For more serious issues, we offer:
Sewer infrastructure serving a district built out in the 1910s and 1920s is old by any measure, and much of it has carried loads it was not designed for since conversion work began. Camera inspection is the only way to know the condition and the capacity of what you have. Full Nelson runs the camera, shows you the footage, and explains your sewer repair options before any work begins.

This is the part of North Kansas City that no generic service page will tell you. The city sits on the low ground of the Missouri River’s north bank, protected by a levee constructed between 1909 and 1912, with a hillside levee providing additional protection. A levee keeps the river out. It does not remove water that is already behind it, and ground behind a levee holds water differently than ground on a slope, because it has nowhere to shed it.
Basements and below-grade levels in this city depend on pumps rather than gravity. Full Nelson installs sump pumps and battery backup systems for residential and commercial property, sized for the conditions, with battery backup because a pump without power is not doing anything.
Our services include:
Natural gas serves buildings across North Kansas City, and in a district of century-old structures that have been repeatedly repurposed, gas piping has been extended, capped, rerouted and re-extended by many hands over many decades. Commercial kitchens add substantial gas loads to systems that were sized long ago. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.
Our services include:
Commercial restrooms in bars, restaurants and entertainment venues see volume that residential fixtures never approach, and the flush valves, carriers and drain lines serving them fail accordingly. Residential properties here face the usual issues of running toilets and repeat clogs pointing to drain or vent problems. Full Nelson diagnoses the actual cause and completes repairs in both settings.
Our services include:
Dripping faucets and shower valves that will not hold temperature indicate worn cartridges and seals. In converted buildings, fixtures are frequently a mix of whatever was installed at whichever renovation, which means identifying the manufacturer and model before parts can be sourced. Full Nelson handles faucet and shower valve work across all major brands.
Our services include:
Water quality matters commercially here in a way it does not in most communities. A brewery, a distillery and a coffee shop all care about their water as an ingredient rather than a utility, and each cares about different things in it. Residential properties in converted buildings sit on the same supply. Full Nelson tests water and recommends filtration based on measured results and on what the water is actually being used for.
Our services include:
Hard water leaves scale inside water heaters, boilers, dishwashers and any equipment that heats water, cutting efficiency and shortening life. In a commercial kitchen or a production environment running hot water continuously, that scaling happens far faster than in a house, and the equipment it damages is far more expensive. Full Nelson measures hardness and sizes softeners for both residential and commercial demand.
Our services include:
North Kansas City itself is served by municipal water, but Full Nelson services private well systems across Clay County and the wider metro. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. We diagnose well system faults and replace pumps, pressure tanks, pressure switches and related components.
Our services include:
Excavation in a dense, century-old district means working around utilities that have been added in layers since the 1910s, in ground that sits low behind a levee and holds water. Records for early infrastructure are often incomplete. Full Nelson provides excavation services and recommends trenchless methods wherever site conditions allow, which in a built-up commercial district is frequently.
Water service lines to buildings in this district have been in the ground for decades and in many cases far longer. Corrosion and ground movement damage them, and a leak in saturated low ground can be difficult to spot because the ground is damp regardless. Full Nelson locates the fault properly before digging and completes water main line repair or replacement.
We offer:
When camera inspection shows collapsed sections, root intrusion or a line that simply lacks the capacity for the building’s current use, replacement rather than repair is the answer, and sometimes at a larger diameter than what is there. Full Nelson handles sewer line excavation and sizes the replacement for what the building does now rather than for what it did in 1925.
Our services include:
North Kansas City is served by municipal sewer, but Full Nelson services septic systems across Clay County and the wider metro. Slow drains throughout a building, gurgling in the pipes, sewage odor outdoors and saturated ground over the tank all indicate a system needing attention. We inspect septic systems and complete the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into the surrounding soil for final filtration. When distribution lines clog with biomat, crush under vehicle traffic or fail from age, the system backs up. Full Nelson evaluates lateral field damage and performs repair or complete replacement on properties throughout the area.
Our services include:
In a dense district where a trench would close a street, a parking area or a business entrance, trenchless methods are often the only practical option. Pipe bursting and pipe lining confine excavation to access pits at each end of the damaged run. Full Nelson evaluates whether trenchless work suits your property and explains where it does not.

Fast & Reliable
Hot water demand in this district ranges from an apartment in a converted warehouse to a restaurant running three sinks, a dishwasher and a mop basin through a dinner service. Sizing is the whole job. An undersized commercial water heater does not fail dramatically, it just runs out at the worst moment, every night. Full Nelson provides water heater repair and installation for residential and commercial demand.
Gas water heaters heat faster and cost less to operate than electric models, which matters more the more hot water a building uses. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation are the common failures. Venting in a century-old building is frequently the constraint on what can be installed. Full Nelson services all major brands and installs replacement gas units vented correctly for the building.
Same Day
Electric water heaters serve spaces where extending gas is impractical, which in a converted multi-tenant building is common. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Full Nelson diagnoses the fault and advises whether repair or replacement is the better decision.
Tankless units heat on demand, remove standby loss and mount on a wall rather than occupying floor space, which is worth real money in a building where floor area is leasable. Multiple units can be banked to meet commercial demand. Heat exchangers need periodic descaling, and in high-volume use that interval is much shorter than in a house. Full Nelson services tankless systems from all manufacturers and installs new units.
Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume, and a large converted industrial space often provides exactly that. Full Nelson installs and services hybrid systems.
Stay Comfortable Year-Round
Missouri winters bring ice storms and extended cold. Century-old masonry industrial buildings hold heat differently than houses, with high ceilings, large window openings and thermal mass that is slow to respond. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Heating equipment in converted buildings is frequently a collection of systems added at different renovations rather than one designed system, which produces zones that fight each other and spaces nobody can get comfortable. Common failures include ignition system problems, blower motor burnout and cracked heat exchangers that allow combustion gases into occupied space. Full Nelson provides furnace repair for all makes and models.
Our services include:
Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit, and cold-climate models hold efficiency well below freezing. In a converted building where running new gas and new venting is difficult and expensive, a heat pump avoids both. Full Nelson provides heat pump service for all brands.
Our services include:
Heated winter air loses moisture rapidly. In a converted industrial space with high ceilings and large volumes, maintaining comfortable humidity takes properly sized equipment rather than a residential unit doing its best. Full Nelson installs whole-home and light commercial humidifiers, high-efficiency filters and UV light systems.
Our services include:
Breathe Easier
Missouri summers combine heat and humidity, and river-adjacent low ground adds moisture on top. Large windows and high ceilings in converted buildings create cooling loads that a system sized by square footage alone will not meet. Full Nelson provides air conditioning services throughout North Kansas City.

Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. In a bar or restaurant, a cooling failure on a Friday night is a revenue event rather than a comfort issue. Full Nelson technicians diagnose accurately and complete AC repairs that restore cooling.
Our services include:
Mini splits are particularly useful in this district. Converted buildings often have spaces with no practical route for ductwork, tenants who need independent control of their own area, and landlords who want to add conditioning to one unit without touching the rest. Mini splits handle all three, and multi-head systems can serve several zones from one outdoor unit where roof and wall space is limited.
Low ground behind a levee, a river across the street and century-old below-grade spaces add up to a humidity problem that air conditioning alone does not solve. Whole-building dehumidifiers handle it directly. Combined with upgraded filtration and UV treatment, they make a measurable difference in occupied basements and lower levels.
Ductwork in converted buildings is often exposed by design, added in phases, and sealed to whatever standard applied at the time. Leakage at seams wastes conditioned air and unbalances the building. Full Nelson provides duct cleaning and duct sealing.
For a business here, a power outage is lost product as much as lost trading. Walk-in coolers and freezers hold inventory that does not survive an extended outage, and fermentation and cold storage have no tolerance for a long gap. For any property on the low ground behind the levee, an outage also stops the sump pumps that keep below-grade space dry.
A standby generator starts automatically within seconds and keeps refrigeration, HVAC, pumps and lights running until utility crews restore service.
Full Nelson sizes generators to actual electrical load and handles complete installation, including the automatic transfer switch and the fuel connection.
For Local Businesses
North Kansas City has one of the densest commercial concentrations relative to population anywhere in the metro, and commercial work is the larger part of what we do here.
The city has seen sustained revitalisation since 2010, driven partly by downtown Kansas City’s resurgence across the river, and it now includes two microbreweries, a distillery and a pickleball facility. The RiverNorth District, a coalition of around two dozen locally owned businesses along Armour, Swift and Clay Streets in the historic downtown, describes itself as the northern hub of a four-mile craft beer corridor and hosts five of the fourteen breweries along that stretch. Alongside them sit barbecue restaurants, bars, coffee shops, bakeries, cigar lounges, a rock climbing gym, the Screenland Armour independent cinema, the Iron District outdoor food court, Chicken N Pickle and The Rabbit Hole. North Kansas City Hospital, founded in 1958, operates 451 beds as a primary acute care facility.
Breweries, distilleries and restaurants place demands on mechanical systems that ordinary commercial buildings do not: glycol chilling, walk-in cooler and freezer capacity, cold storage that cannot lapse, high-volume hot water, floor drainage that copes with washdown, and grease handling. A hospital runs on systems that cannot go down at all.
Full Nelson provides commercial HVAC services and commercial plumbing, including scheduled maintenance programs that catch problems before they cost you a night’s trading or a tank of product.
