How Mini Split Systems Work
A mini split system consists of an outdoor compressor/condenser unit connected to one or more indoor air-handling units by refrigerant lines and electrical wiring. Each indoor unit mounts on a wall, ceiling, or floor and conditions the room it serves independently. A small conduit running through the wall connects the indoor unit to the outdoor unit, requiring only a 3-inch opening rather than large ductwork runs.
Single-zone systems connect one outdoor unit to one indoor unit. Multi-zone systems connect one outdoor unit to multiple indoor units, each with its own thermostat or remote control. This allows different rooms to be set at different temperatures simultaneously.
When Mini Splits Make Sense
Mini splits solve specific problems that central ducted systems do not handle well.
- Room additions and conversions
Adding ductwork to a new room, finished attic, converted garage, or bonus room above the garage is often impractical or prohibitively expensive. A mini split delivers heating and cooling to that space without modifying existing ductwork.
- Older homes without ductwork
Many homes built before central air became standard have no duct system. Retrofitting ductwork into finished walls, ceilings, and floors is invasive and costly. Mini splits provide whole-home comfort zone by zone without tearing into the existing structure.
- Hot and cold spots
Rooms that are consistently too warm or too cold despite a functioning central system may have ductwork problems, insufficient insulation, or excessive sun exposure. A mini split supplements the central system and brings that room to a comfortable temperature independently.
- Sunrooms and enclosed porches
These spaces are often outside the envelope of the central HVAC system. A mini split heats and cools them efficiently without extending ductwork.
- Home offices and workshops
Spaces with specific temperature needs that differ from the rest of the house benefit from independent zone control.
Mini Split Installation
Mini split installation involves mounting the indoor unit, placing the outdoor unit on a pad or bracket, running the refrigerant line set and condensate drain through the wall, and connecting the electrical circuit.

Mini Split Repair
Mini split systems share some components with central AC systems but have unique elements that require specific diagnostic knowledge.
Common mini split problems include:
- Blinking indicator lights or error codes on the indoor unit display
- Ice forming on the indoor evaporator coil or refrigerant lines
- Water leaking from the indoor unit due to a clogged condensate drain or pump failure
- The outdoor unit running but the indoor unit not producing cool or warm air
- Unusual noises from the indoor unit (clicking, buzzing, or rattling)
- The remote control not communicating with the indoor unit

Mini Split Replacement
Mini split systems typically last 15 to 20 years. When a system’s compressor fails, the outdoor unit develops a refrigerant leak in the heat exchanger, or the indoor unit’s fan motor and control board have both failed, replacement often makes more financial sense than continued repair.
