20+ Years
Serving KC Metro
Family, Women & Veteran Owned • Serving Johnson County Since 2003
Full Nelson has served Johnson County families since 2003, and Gardner is one of the fastest changing parts of the county. The 2020 census counted 23,287 residents across 10.21 square miles, up from 19,123 in 2010, growth of roughly 22 percent in a decade.
Gardner is also the only Johnson County city we serve that is not on the WaterOne system. The city runs its own treatment plant and draws its water from Hillsdale Lake. That single difference changes several conversations a homeowner here should be having, and it is worth understanding. Learn more about our company.
20+ Years
Gardner was founded in 1857 as a Free-Stater settlement by emigrants from Massachusetts, named for Henry Gardner, then governor of that state. It stands at the point where the Santa Fe Trail and the Oregon and California Trails divided, which is why the town exists at all. That history is real, but the housing is not from it. The overwhelming majority of Gardner homes are recent, built during the growth of the last twenty-five years.
New housing fails on a different schedule than old housing. The first generation of builder-installed equipment in Gardner’s earlier subdivisions is now reaching the age where water heaters, air conditioners and water softeners start giving out, and because those subdivisions went up together, the equipment ages out together. Full Nelson’s licensed plumbers work across Gardner’s older core and its newer neighborhoods.
Drain problems in newer Gardner homes usually come from installation and settling rather than deteriorated pipe. A sewer line laid at marginal slope passes inspection and then holds solids once the ground under it moves a fraction of an inch. That produces a house that has backed up periodically since it was built rather than one that developed a fault. Camera inspection tells the difference. Full Nelson provides drain cleaning services and identifies the underlying cause.
For more serious issues, we offer:
Gardner’s older core carries clay tile and cast iron laterals well past their designed service life. The newer subdivisions carry modern pipe in ground that has not finished settling. Both back up, for opposite reasons, and the repair differs completely. Full Nelson runs the camera, shows you the footage, and explains your sewer repair options before quoting work, including when the honest answer is that the line is sound.
Our services include:
Gardner sits near Kill Creek and Gardner Lake on ground that drains across the western edge of the county. New subdivisions are graded before landscaping establishes, and drainage patterns keep shifting for years as yards mature, fences go in and neighboring lots are regraded. Builder-installed sump pumps are typically the minimum unit that satisfies the requirement, with no backup at all. Full Nelson installs sump pumps and battery backup systems sized to what your lot actually produces.
Our services include:
Natural gas heats most Gardner homes and feeds water heaters, ranges, dryers and outdoor grills. In newer construction, leaks are found more often at connections made during the build or at lines added later for a patio kitchen, fire pit or shop. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system.
Our services include:
Builder-grade toilets are selected on price and often flush poorly once the rim jets scale over, with internal parts chosen for cost rather than life. A running toilet adds hundreds of gallons to the monthly bill. Full Nelson diagnoses whether the fault is the fixture, the drain line or the vent, and completes repairs or installs a better-performing replacement.
Our services include:
Builder-grade faucets and shower valves use lighter internal components than the same manufacturer’s retail lines and wear faster. A shower valve that will not hold temperature in a home ten or fifteen years old is usually a worn cartridge, which is an inexpensive repair when diagnosed correctly. Full Nelson repairs faucets and shower valves from all major manufacturers and handles replacement when a fixture is genuinely spent.
Our services include:
This is where Gardner differs from the rest of Johnson County. Most of the county buys treated water from WaterOne. Gardner treats its own, and it draws that water from Hillsdale Lake, using the lake exclusively as its source.
Surface water from a reservoir is a different raw material than the supply serving Overland Park or Merriam. It varies with the seasons, and reservoirs are prone to algae activity that produces taste and odor compounds detectable at very low concentrations. Gardner’s treatment process reflects that: the city’s own account of managing water quality describes adding activated carbon to the raw water and using sodium permanganate during treatment, both standard tools for taste and odor control on a surface supply.
The water leaving the plant meets standards. Taste and odor are a separate question from safety, and they are the reason a Gardner household may want treatment at the point of entry that a household ten miles east does not. Full Nelson tests your water and recommends filtration based on what your tap actually delivers.
Our services include:
Because Gardner is on its own municipal system rather than WaterOne, the hardness reaching your tap is not the WaterOne figure, and assuming otherwise leads to a softener sized for the wrong water. The city publishes consumer confidence reports, and we measure at the tap regardless, because what leaves a plant and what arrives at a house on the end of a distribution run are not always the same. Full Nelson sizes a softener to your household, your usage and your measured hardness.
Our services include:
Properties on the rural western and southern edges of Gardner and out toward Edgerton draw water from private wells rather than the city system. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. Full Nelson diagnoses well system faults and replaces pumps, pressure tanks, pressure switches and related components.
Our services include:
Buried lines in Gardner’s newer subdivisions are modern materials sitting in soil that is still moving, which produces a different excavation profile than an old neighborhood: less corroded pipe, more settlement damage, and more disturbed backfill left over from the original construction. Full Nelson provides excavation services and recommends trenchless methods where site conditions allow.
The water service line from the meter to the house carries every gallon the household uses. In newer construction, failures usually trace to the installation or to ground movement rather than to age. Watch for a wet patch that never dries, pressure that dropped throughout the house, or a bill that rose without a change in habits. Full Nelson locates the fault and completes water main line repair or replacement.
We offer:
When camera inspection shows a belly holding standing water, a separated joint or pipe crushed by construction traffic, the repair means excavating to the affected section and correcting the bedding underneath it. Laying new pipe into the same conditions that failed the old one produces the same result again. Full Nelson handles sewer line excavation and corrects the underlying cause.
Our services include:
Properties outside the municipal sewer system rely on septic tanks to treat household wastewater. Slow drains throughout the house, gurgling in the pipes, sewage odor in the yard and saturated ground over the tank all indicate a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into the surrounding soil for final filtration. When distribution lines clog with biomat, crush under vehicle traffic or fail from age, the system backs up and effluent surfaces in the yard. Full Nelson evaluates lateral field damage and performs repair or complete replacement.
Our services include:
Newer Gardner lots typically have irrigation systems, recent hardscape and young trees that have finally taken hold. A full trench removes all of it. Trenchless methods confine excavation to access pits at each end of the damaged run. Full Nelson evaluates whether trenchless work suits your property and explains where it does not.
Our services include:
Fast & Reliable
Builders install water heaters that meet code at the lowest workable cost, and tanks fitted when Gardner’s earlier subdivisions went up are now at or past the point where tanks fail. Because a large share of the city’s housing was built in a compressed period, a lot of those tanks reach that point at the same time. Full Nelson provides water heater repair and installation and will tell you plainly whether yours is worth repairing.
Gas water heaters heat faster and cost less to operate than electric models. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation that causes rumbling are the common failures, and sediment builds fastest in a tank that has never been flushed. Full Nelson services all major brands and installs replacement gas units sized to your household rather than to a builder’s minimum.
Same Day
Electric water heaters serve homes where gas is unavailable, including properties beyond the gas service area on the county’s western edge. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Full Nelson diagnoses the fault and advises whether repair or replacement is the better decision.
Tankless units heat on demand and remove the standby loss of keeping forty or fifty gallons hot around the clock. For a household that has outgrown a minimum-spec tank, a tankless upgrade solves the capacity problem instead of repeating it at a larger size. Heat exchangers need periodic descaling, and the interval depends on your water rather than on a generic schedule. Full Nelson services tankless systems from all manufacturers and installs new units.
Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume. Full Nelson installs and services hybrid systems and evaluates whether your utility space suits one.
Stay Comfortable Year-Round
Kansas winters bring ice storms and extended cold snaps, and Gardner sits on the open western edge of the county where wind exposure is greater than in the sheltered inner suburbs. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Furnaces in newer Gardner homes are usually the model that met the builder’s specification, paired with duct systems designed to the same standard. Where a homeowner has since finished a basement or added a bonus room, that original system now serves more square footage than it was sized for, which shows up as long run times and rooms that never reach setpoint. Full Nelson provides furnace repair for all makes and models and looks at the whole system when replacement comes up.
Our services include:
Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit, and cold-climate models hold efficiency well below freezing. On properties without natural gas service they replace electric resistance heat at a fraction of the running cost. Full Nelson provides heat pump service for all brands.
Our services include:
Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin, irritated sinuses and damage to wood floors and cabinetry. Newer homes are built tighter than older ones, which improves efficiency but makes ventilation and filtration more important rather than less. Full Nelson installs whole-home humidifiers, high-efficiency filters and UV light systems.
Our services include:
Breathe Easier
Johnson County summers run into the 90s with humidity that makes it feel hotter, and Gardner’s open western exposure means less shade than the older suburbs enjoy. Full Nelson provides air conditioning services throughout Gardner and western Johnson County.

Air conditioners installed during Gardner’s build-out are reaching the age where compressors, capacitors and coils begin failing, and many are still the original builder-specified equipment. Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. Full Nelson technicians diagnose accurately and complete AC repairs that fix the actual fault.
Our services include:
Finished basements, bonus rooms over garages and sunroom additions are common in Gardner’s newer housing, and in most cases the original duct system was never properly extended to serve them. Mini splits condition those spaces directly without reworking the whole system. Full Nelson installs mini splits and services existing systems.
Tighter new construction holds humidity as well as it holds conditioned air, and a finished basement through a Kansas summer is where that shows first. Whole-home dehumidifiers control it more effectively than running the air conditioner harder. Combined with upgraded filtration and UV treatment, the difference is measurable.
Duct systems in production-built homes go in quickly, and gaps at connections and seams are common even in recent construction. That leakage wastes conditioned air into attics and crawl spaces and creates the hot and cold rooms homeowners describe. Full Nelson provides duct cleaning and duct sealing.
Gardner sits on the open western edge of Johnson County where feeder lines cross exposed country rather than running through sheltered established neighborhoods. Ice loading and straight-line winds bring them down, and restoration at the edge of a service territory takes longer than in the core. A standby generator starts automatically within seconds and keeps the refrigerator, HVAC system, sump pump and lights running until crews restore service.
Full Nelson sizes generators to your home’s actual electrical load and handles the complete installation, including the automatic transfer switch and fuel connection.
For Local Businesses
Gardner’s commercial profile has changed substantially over the past decade. BNSF Railway opened a refueling plant and office in Edgerton, roughly three miles away, in May 2013, and the logistics activity around it has reshaped the area’s employment base. Warehouse and distribution facilities carry climate control and refrigeration requirements that differ from ordinary commercial buildings, with very large conditioned volumes, high air change requirements and equipment where a failure stops an operation rather than merely inconveniencing it. Within the city, USD 231 is the largest employer with roughly 800 people, alongside retail and service businesses. Full Nelson provides commercial HVAC services and commercial plumbing, including scheduled maintenance programs.
