20+ Years
Serving KC Metro
Family, Women & Veteran Owned • Serving the Kansas City Metro Since 2003
Full Nelson serves Grandview homeowners with plumbing, heating and air conditioning work built on clear explanations and technical skill. This Jackson County city of 26,209 residents covers 14.73 square miles on the southern edge of Kansas City, and it holds 11,606 housing units according to the 2020 census.
Grandview took its name from the view off its elevated town site when residents formally established the city in 1912. Before that it was the Anderson District, a farming community named for the man who ran the general store. Harry Truman spent his childhood years on his grandfather Solomon Young’s 600-acre farm here before leaving in 1917 for the war, and the Truman Farm Home is maintained by the National Park Service today. 20+ Years
Grandview’s housing stock traces directly to Richards-Gebaur Air Force Base. The base brought population and construction booms to the city, including the Truman Corners shopping center, and the housing built to serve it went up quickly across the 1950s through the 1980s. The last military aircraft departed Richards-Gebaur on 12 June 1994. The city’s own account describes the economic stagnation that followed the closure and then the Great Recession, and one practical consequence is that a great deal of original plumbing and mechanical equipment stayed in service here longer than in suburbs that saw steady reinvestment. Full Nelson’s licensed plumbers work on those systems regularly and know what era produced what.
Drain problems in Grandview cluster by construction era. Homes from the earlier base-era wave typically have cast iron drain lines that have scaled internally and lost usable diameter. Homes from the later wave have plastic drains that resist scaling but were often installed with marginal slope in a hurry. Both back up, for different reasons, and the fix differs accordingly. Full Nelson provides drain cleaning services that clear the blockage and identify what actually caused it.
For more serious issues, we offer:
Sewer laterals installed during the base construction booms are now 40 to 70 years old, and clay tile and cast iron from the earlier period are past the service life they were designed for. Trees planted when those subdivisions were new have had decades to reach the joints. Full Nelson uses video camera inspection to see the condition of the line, shows you the footage, and explains your sewer repair options before any work begins.
Our services include:
The elevated town site that gave Grandview its name means the city sits on high ground with drainage running off it in several directions. Homes below the ridge lines collect what comes down during heavy rain. Full Nelson installs sump pumps and battery backup systems so the pump keeps working when a storm takes the power out at exactly the moment water levels are rising fastest.
Our services include:
Natural gas heats most Grandview homes and feeds water heaters, ranges, dryers and grills. Gas piping installed during the base construction era develops leaks at threaded fittings as houses settle, and buried lines can be damaged by ground movement or by excavation work on the property. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it safely, and pressure tests the system before leaving.
Our services include:
A running toilet adds hundreds of gallons to the monthly water bill. Toilets that clog repeatedly usually have a problem in the drain line or the vent stack rather than in the fixture. Weak flushes often trace to mineral deposits blocking the rim jets. Full Nelson diagnoses the actual cause and completes repairs that address it. When replacement is the better answer, we install water-efficient models that perform better than what they replace.
Our services include:
Dripping faucets and shower valves that will not hold temperature indicate worn cartridges and seals. Full Nelson repairs faucets and shower valves from all major manufacturers, and when a fixture has reached the end of its life we handle replacement and can match existing finishes.
Our services include:
Grandview area properties are served by Jackson County Public Water Supply District No. 1. Municipal water is treated before it reaches your tap, but chlorine taste, sediment picked up in the distribution system, and dissolved minerals remain. A whole-home system treats the water where it enters the house so every fixture benefits. Full Nelson tests your water and recommends filtration based on measured results.
Our services include:
Hard water leaves scale on shower doors, spots on glassware, and mineral deposits inside water heaters and pipes. Those deposits cut appliance efficiency and shorten equipment life. Full Nelson sizes and installs water softeners based on household size, usage patterns and measured hardness at your address rather than a regional average.
Our services include:
Some properties on the southern and eastern edges of the Grandview area draw water from private wells. When a submersible pump fails or a pressure tank bladder ruptures, water stops throughout the house. Full Nelson diagnoses well system problems and replaces pumps, pressure tanks, pressure switches and related components.
Our services include:
Buried pipe fails eventually. Water mains corrode, sewer lines crack as soil shifts. When the repair requires digging, Full Nelson provides excavation services that complete the job correctly while limiting disruption to the property, and we recommend trenchless alternatives where site conditions permit.
The water service line carries every gallon the household uses from the main to the house. Corrosion, root intrusion and ground movement damage those lines over decades. Warning signs include an unexplained wet area in the yard, reduced pressure throughout the house, or rusty water at the taps. Full Nelson locates the problem and completes water main line repair or replacement.
We offer:
Cast iron and clay tile sewer lines installed during Grandview’s construction booms deteriorate after 50 to 70 years of service. When video inspection reveals damage beyond what spot repairs can address, full replacement becomes the practical answer. Full Nelson handles sewer line excavation and installs modern materials designed to serve the house for generations.
Our services include:
Properties outside the city sewer system rely on septic tanks to treat household wastewater. Slow drains throughout the house, gurgling in the pipes, sewage odors in the yard or saturated ground over the tank all point to a system needing attention. Full Nelson inspects septic systems and completes the repairs needed to restore proper function.
Our services include:
The lateral field disperses treated effluent into the surrounding soil for final filtration. When those distribution lines clog with biomat, crush under vehicle traffic, or fail from age, the system backs up and sewage may surface in the yard. Full Nelson evaluates lateral field damage and performs repair or complete replacement.
Our services include:
Traditional sewer replacement requires a trench across the yard, taking out landscaping and hardscape in the process. Trenchless methods limit excavation to access points at each end of the damaged section. Full Nelson evaluates your situation and recommends trenchless options when they are the better choice for your property.

Fast & Reliable
Hot water supports everything from morning showers to laundry. When a water heater fails, the household routine stops. Full Nelson provides water heater repair and installation for all system types with clear pricing before any work begins.
Gas water heaters heat faster and cost less to operate than electric models in most situations. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation that causes rumbling are the common failures. Full Nelson services all major brands and installs replacement gas units sized to your household’s actual hot water demand.
Same Day
Electric water heaters serve homes where natural gas is unavailable or impractical to extend. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. When your electric water heater delivers inconsistent temperatures or stops working, Full Nelson diagnoses the fault and advises whether repair or replacement makes more sense.
Tankless water heaters produce hot water on demand and eliminate the standby loss of keeping 40 or 50 gallons hot around the clock. They deliver continuous hot water for long showers, back-to-back bathroom use and simultaneous kitchen and laundry loads. These units need periodic descaling. Full Nelson services tankless systems from all manufacturers and installs new units.
Hybrid water heaters use heat pump technology to extract warmth from surrounding air and move it into the tank, using far less electricity than standard resistance elements. They work most efficiently in spaces that stay above 40 degrees year-round, such as heated basements and utility rooms. Full Nelson installs and services hybrid systems.
Stay Comfortable Year-Round
Missouri winters bring ice storms, sub-zero stretches and extended cold snaps that stress heating equipment. A furnace failure during a January freeze is an emergency. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Gas furnaces heat most Grandview homes. Systems installed during the base-era construction wave have been replaced once or twice by now, but the ductwork behind them is frequently original, and duct sizing that was marginal when the house was built has not improved with age. Full Nelson provides furnace repair for all makes and models and, when replacing equipment, looks at the distribution system rather than only the furnace.
Our services include:
Heat pumps move heat rather than generating it, delivering both heating and cooling from a single outdoor unit. Cold-climate models hold efficiency well below freezing. When a heat pump fails you lose both functions at once. Full Nelson provides heat pump service for all brands and installs systems specified for this climate.
Our services include:
Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin, irritated sinuses and damage to wood floors and furniture. Full Nelson installs whole-home humidifiers that work with your furnace, high-efficiency filters, and UV light systems in the ductwork.
Our services include:
Breathe Easier
Missouri summers combine heat and humidity that make air conditioning a necessity rather than a comfort. Full Nelson provides air conditioning services throughout Grandview and southern Jackson County.

An air conditioner that struggles to cool wastes electricity and wears out components early. Refrigerant leaks reduce capacity, dirty coils block heat transfer, and failing capacitors cause compressors to overheat. Full Nelson technicians diagnose accurately and complete AC repairs that restore comfort. When equipment reaches the end of its useful life we install properly sized replacements.
Our services include:
Mini split systems deliver heating and cooling to individual rooms without ductwork. They suit room additions, finished basements, converted garages and bonus rooms over garages, all common in Grandview’s housing stock, where extending the original duct system to a later addition often was never done properly. Full Nelson installs mini splits and services existing systems.
Summer humidity in the Kansas City area promotes mold growth and makes indoor spaces feel muggy even with the air conditioner running constantly. Whole-home dehumidifiers remove moisture more effectively than the air conditioner alone. Combined with upgraded filtration and UV treatment, they improve air quality throughout the house.
Ductwork distributes conditioned air from the furnace and air conditioner to every room. Gaps at connections and seams leak air into unconditioned spaces, wasting energy and creating hot and cold rooms. Dust and allergens accumulate inside ducts over years of operation. Full Nelson provides duct cleaning and duct sealing.
Power outages hit Grandview every year. Summer thunderstorms bring straight-line winds and lightning that damage utility infrastructure, and winter ice accumulates on lines until they come down. A standby generator starts automatically within seconds of a power loss and keeps the refrigerator, HVAC system, sump pump and lights running until crews restore service.
Full Nelson sizes generators to your home’s electrical load and handles complete installation, including the automatic transfer switch and the fuel connection.
For Local Businesses
Grandview’s commercial base runs along the U.S. Route 71 corridor and around Truman Corners, the shopping center built during the Richards-Gebaur era. Retail, restaurants, medical offices and the light industrial and distribution operations that moved onto the former base property all depend on climate control and refrigeration that hold up through the business day. Full Nelson provides commercial HVAC services and commercial plumbing.
