Full Nelson serves Edwardsville with plumbing, heating, air conditioning and commercial refrigeration work. Our Kansas City office at 8525 Parallel Parkway is minutes away.
Edwardsville is a small city with a very large working day. The 2020 census counted 4,717 residents across 9.04 square miles at an elevation of 781 feet, on the Kansas River valley floor between Bonner Springs and Kansas City. Behind that modest population sits close to a million square feet of distribution space and one of the busiest freight interchanges in the region. Learn more about our company.
20+ Years
Edwardsville was surveyed and platted in 1869 on land that had belonged to Half Moon, a Delaware chief, and named for John H. Edwards, a Union Pacific Railroad general passenger agent who later served as a state senator. It incorporated in 1915 and stayed small for another half century, with 619 residents as late as 1970.
Then it jumped. The 1970s took the city from 619 to 3,364 residents, and it has grown slowly since. The median Edwardsville home was built in 1982, with roughly 19 percent of the housing from the 2000s, 18 percent from the 1970s and 13 percent from the 1950s. Recent construction is minimal, with only 14 units built since 2020.
There is one thing every Edwardsville homeowner should know about their own property, and the city states it plainly: septic users will not be set up for sewer service. Sewer and septic both exist inside city limits, and which you have determines a great deal about how your plumbing is serviced. Full Nelson’s licensed plumbers work with both.
Drain problems here split by era and by system. Homes from the 1950s carry cast iron that has scaled internally over seventy years. Homes from the 1970s growth wave are at the age where joints and transitions start telling. And a property on septic behaves entirely differently from one on the city system, because slow drains throughout the whole house point at the tank rather than at any single line. Full Nelson provides drain cleaning services and establishes which system you are on before diagnosing anything.
For more serious issues, we offer:
The city bills sewer bi-monthly, calculated from your winter water usage as reported by the Board of Public Utilities, and it is explicit that septic properties are not connected. For properties that are on the system, the laterals range from 1950s clay tile and cast iron to 1970s and later plastic. Camera inspection settles what you have. Full Nelson runs the camera, shows you the footage, and explains your sewer repair options before quoting work.

Edwardsville sits on the Kansas River valley floor at 781 feet, roughly 200 feet below neighbouring Bonner Springs, and about 3.4 percent of the city’s area is water. Valley floor ground holds water and has limited fall to shed it, which is a different drainage problem from a sloped site.
Full Nelson installs sump pumps and battery backup systems sized for ground that genuinely produces water, with battery backup so the pump keeps running when the storm takes the power down. For commercial property with below-grade space, the same reasoning applies at larger capacity.
Our services include:
Natural gas heats most Edwardsville homes and feeds water heaters, ranges, dryers and outdoor grills. Housing from the 1950s and the 1970s carries piping of its era, and commercial and industrial property here runs gas loads on a different scale entirely. If you smell the rotten egg odor of natural gas, hear hissing near an appliance, or see vegetation dying over a buried line, call immediately. Full Nelson locates the leak, repairs it, and pressure tests the system in both residential and commercial settings.
Our services include:
A running toilet adds hundreds of gallons to the monthly bill. Repeated clogs usually point to the drain line or vent rather than the fixture, and weak flushes often trace to mineral deposits blocking the rim jets, which at Edwardsville’s hardness build steadily. Commercial restrooms in the industrial park see volume that residential fixtures never approach, and their flush valves and carriers fail accordingly. Full Nelson handles repairs and replacements in both settings.
Our services include:
Dripping faucets and shower valves that will not hold temperature indicate worn cartridges and seals, and mineral content accelerates that wear. Full Nelson repairs faucets and shower valves from all major manufacturers and handles replacement when a fixture has reached the end of its life.
Our services include:
Edwardsville has no water utility of its own. Water here comes from the Kansas City Board of Public Utilities, which the city confirms operationally by using BPU consumption data to calculate sewer bills.
BPU draws its water from deep below the Missouri River through the nation’s two largest horizontal collector wells and treats it at the Nearman plant. The system runs 72 million gallons a day of capacity, 31 million gallons of storage, roughly 1,004 miles of main and 6,242 hydrants, serving about 53,000 customers across Kansas City, Edwardsville, southern Leavenworth County and parts of Bonner Springs and Johnson County.
Full Nelson tests at your tap and recommends filtration based on measured results.
Our services include:
BPU water reports total hardness at 280 mg/L as calcium carbonate, roughly 16.4 grains per gallon, with alkalinity at 250 and sodium at 60. That is hard water by any standard, well above the 4.8 grains that Johnson County’s WaterOne delivers and above the 7 grains Bonner Springs now produces from its new plant.
At 16.4 grains, scale forms steadily inside water heaters, dishwashers, washing machines and any valve that sees hot water. For commercial property the same arithmetic applies at much higher throughput, which is why kitchens, ice machines and any equipment that heats water need treatment ahead of them. Full Nelson measures hardness and sizes softeners for both residential and commercial demand.
Our services include:
Full Nelson services private well systems across Wyandotte and Leavenworth counties. When a submersible pump fails or a pressure tank bladder ruptures, the property loses water entirely. We diagnose well system faults and replace pumps, pressure tanks, pressure switches and related components.
Our services include:
Edwardsville sits on valley floor ground with a mix of sewered and septic properties and industrial development served by its own utility runs. Full Nelson provides excavation services and recommends trenchless methods where site conditions allow, which in a city carrying this much truck traffic is frequently.
The water service line from the meter to the building carries every gallon used. Corrosion, root intrusion and ground movement damage it over decades, and on damp valley floor ground a leak can be hard to spot because the ground is wet regardless. Full Nelson locates the fault properly before digging and completes water main line repair or replacement.
We offer:
When camera inspection shows collapsed sections, root masses or a line that lacks capacity for the building’s current use, replacement rather than repair is the answer, sometimes at a larger diameter than what is there. Full Nelson handles sewer line excavation and sizes the replacement for what the property does now.
Our services include:
Septic is a live issue inside Edwardsville city limits, not just in the surrounding county, because the city does not connect septic properties to the sewer system. Slow drains throughout the house, gurgling in the pipes, sewage odor in the yard and saturated ground over the tank all indicate a system needing attention, and on valley floor ground with limited drainage those signs appear sooner. Full Nelson inspects septic systems and completes the repairs needed to restore function.
Our services include:
The lateral field disperses treated effluent into surrounding soil for final filtration, and it depends on that soil accepting water at a workable rate. Valley floor ground with high seasonal groundwater has less capacity to accept effluent, which is why fields that worked for years can start surfacing after a wet spring. Full Nelson evaluates lateral field damage and performs repair or complete replacement.
Our services include:
In a city where a trench can close a truck route, a loading dock approach or a business entrance, trenchless methods are often the only practical option. Pipe bursting and pipe lining confine excavation to access pits at each end of the damaged run. Full Nelson evaluates whether trenchless work suits your property and explains where it does not.

Fast & Reliable
Hot water demand in Edwardsville ranges from a 1970s house to a distribution facility running employee facilities across three shifts. Sizing is the whole job, and at 16.4 grains per gallon scale is the thing that ends most tanks here. Full Nelson provides water heater repair and installation for residential and commercial demand.
Gas water heaters heat faster and cost less to operate than electric models, which matters more the more hot water a building uses. Pilot assemblies that will not stay lit, failed thermocouples and sediment accumulation are the common failures. Full Nelson services all major brands and installs replacement gas units sized and vented correctly for the building.
Same Day
Electric water heaters serve spaces where extending gas is impractical. Heating elements burn out, thermostats fail, and tank interiors corrode until they leak. Scale coats electric elements directly, which makes them run hotter and fail sooner on this water. Full Nelson diagnoses the fault and advises whether repair or replacement makes more sense.
Tankless units heat on demand, remove standby loss and mount on a wall rather than occupying floor space, which matters in a building where floor area is leasable. Multiple units can be banked to meet commercial demand. On 16.4 grain water, heat exchangers need descaling on a shorter interval than the generic annual schedule assumes, and shorter still in high-volume commercial use. Full Nelson services tankless systems from all manufacturers and sets the interval to your water and your throughput.
Hybrid water heaters use heat pump technology to pull warmth from surrounding air rather than generating it electrically, using far less energy than resistance elements. They need a space that stays above 40 degrees year-round with adequate air volume, and a large industrial or warehouse space often provides exactly that. Full Nelson installs and services hybrid systems.
Stay Comfortable Year-Round
Kansas winters bring ice storms and extended cold. Valley floor ground holds cold air, and large-volume industrial buildings have heating requirements that bear no resemblance to a house. Full Nelson acquired a 25-year Kansas City HVAC company in 2019, adding decades of heating experience to our plumbing foundation.

Gas furnaces heat most Edwardsville homes. Equipment from the 1970s growth wave has been replaced once or twice by now, but the ductwork behind it is frequently original. Common failures include ignition system problems, blower motor burnout and cracked heat exchangers that allow combustion gases into living space. Full Nelson provides furnace repair for all makes and models.
Our services include:
Heat pumps move heat rather than generating it, delivering heating and cooling from one outdoor unit, and cold-climate models hold efficiency well below freezing. Full Nelson provides heat pump service for all brands and installs systems specified for this climate.
Our services include:
Heated winter air loses moisture rapidly, dropping indoor humidity to levels that cause static shocks, dry skin and irritated sinuses. In warehouse and light industrial space, humidity control is often about protecting stored product rather than comfort. Full Nelson installs whole-home and light commercial humidifiers, high-efficiency filters and UV light systems.
Our services include:
Breathe Easier
Kansas summers combine heat and humidity, and valley floor ground adds moisture on top. Large-volume buildings with dock doors opening repeatedly through a shift present cooling loads that a system sized by floor area alone will not meet. Full Nelson provides air conditioning services throughout Edwardsville.

Refrigerant leaks cut capacity, dirty coils block heat transfer, and failing capacitors force compressors to work against themselves. In a distribution facility, a cooling failure is a productivity and safety issue rather than a comfort one. Full Nelson technicians diagnose accurately and complete AC repairs that restore cooling.
Our services include:
Mini splits are particularly useful in this city. Warehouse and industrial buildings frequently have office areas, break rooms, guard posts and control rooms that need independent conditioning inside a much larger unconditioned volume, and running the main system to serve a small occupied space wastes an enormous amount of energy. Mini splits condition those spaces directly. In housing they serve finished basements, additions and detached garages the same way.
Valley floor ground and river proximity mean summer humidity settles and stays. In warehouse space, humidity affects stored product, packaging and equipment as much as it affects people. Whole-building dehumidifiers handle it directly. Combined with upgraded filtration and UV treatment, the difference is measurable.
Gaps at duct connections and seams leak conditioned air into unconditioned space, wasting energy and unbalancing a building. In large-volume buildings that leakage is expensive at a scale a house never reaches. Full Nelson provides duct cleaning and duct sealing.
For a distribution business, an outage is not an inconvenience, it is stopped throughput and, where cold storage is involved, product at risk. For a household on septic with a pump, or on valley floor ground depending on a sump pump, an outage during a storm has immediate consequences.
A standby generator starts automatically within seconds and keeps refrigeration, HVAC, pumps and lights running until utility crews restore service.
Full Nelson sizes generators to actual electrical load and handles complete installation, including the automatic transfer switch and fuel connection.
For Local Businesses
Commercial work is the larger part of what we do in Edwardsville, and the reason is geography. The city sits at the meeting of Interstate 435, Interstate 70 and the Turner Diagonal, which has made it one of the region’s concentrated distribution locations.
The Woodend Industrial Park, west of Woodend Road with direct access to I-435 and I-70, carries a 369,000 square foot cross-dock building completed in 2014 with 32-foot clear height, leased in its entirety by a national apparel distributor before construction finished, and a 270,000 square foot concrete tilt-up building on a 17-acre site. Both were built with ten-year property tax abatements approved by the city. Nearby, a 275,000 square foot cross-dock truck terminal with 335 truck doors sits on a 126-acre site, built in 1999 and expanded in 2013 and 2019. A cold storage and regional distribution operation and other distribution businesses occupy the corridor alongside them.
That adds up to well over 900,000 square feet of bulk distribution space and a 335-door terminal in a city of 4,717 people, which means a daytime working population far larger than the residential one.
Buildings of that type have specific mechanical requirements: very large conditioned volumes, dock doors that open repeatedly and defeat a poorly designed system, refrigerated and cold storage areas where a failure means loss rather than discomfort, office and break areas that need independent control, and equipment where downtime interrupts an operation rather than inconveniencing an occupant. The city markets an expedited planning, zoning and building review process, which suits work that has to happen on a schedule.
Full Nelson provides commercial HVAC services and commercial plumbing, including scheduled maintenance programs built around an operation’s calendar rather than a generic one.
